Job Description
We are currently seeking a hands-on, customer-oriented leader who will be responsible for the security, janitorial, and maintenance departments at our clients location by ensuring high service levels and performance. The Operations/Security Director will routinely perform constant reviews and assess the overall needs of the client and property and will make informed recommendations to management. The ideal candidate will have prior experience in security, operations, floor care, maintenance, and payroll while utilizing an effective, collaborative leadership approach to inspire respect and trust among team members!
Responsibilities as the Director of Operations:
• Recruit competent personnel--using effective methods to keep staffing at acceptable levels, working within budgeted hours and expenses.
• Manage the department work schedule to ensure proper preparation and adequate staffing daily and for special events.
• Train and manage staff--setting site operational goals for each department, regularly assessing performance, and quickly making effective corrections to performance and conduct, including retraining, employee corrective action and development plans.
• Process new hires, scheduling, and payroll paperwork for all personnel.
• Manage the daily activities of each department to include appropriate cleaning and maintenance of all public areas, restrooms, offices, etc.
• Ensure the proper care, maintenance, and presentation of interior and exterior landscaped areas.
• Measure department effectiveness through quality inspections and adjust as goals change or need improvement.
• Collaborate with and schedule contractors for electric, plumbing, and HVAC needs.
• Purchase and maintain appropriate and adequate supplies and inventory for the property.
• Ensure the proper maintenance of all equipment--making arrangements for repair and/or replacement of used and damaged equipment to avoid service disruptions.
• Other duties as needed.
Responsibilities as the Director of Security:
• Meet with the client on a daily/weekly basis to report current property conditions and present an action plan to address changing conditions, if warranted.
• Maintain an effective working relationship with local and state governmental agencies to provide the latest data on security issues and cooperation on property security incidents.
• Ensure timely and proper notifications of security incidents and issues with client representatives and Regional Management. Communicate serious security incidents or issues immediately to the Security Management.

• Ensure company and state licensing standards are consistently met and enforced.

• Other duties as needed.
Qualifications:
• Experience supervising a housekeeping, maintenance, or security department, preferably in a retail environment.
• Dedication to excellence in customer service with a proactive approach in anticipating, listening to, understanding, and responding to customer needs.
• Possess basic maintenance skills/knowledge and computer proficiency.
• Make a professional impression, both in appearance and conduct with highly effective verbal and written communication skills.
• Exudes confidence and comfort in interacting effectively with all levels of management.
• Willingness to work hands-on and where needed, alongside the staff.
• Passion to embrace change with the ability to modify goals and directives quickly.
• Capable of multi-tasking and using independent judgment and solid decision-making skills.
• Sound knowledge of OSHA and safety standards for housekeeping, maintenance, and landscaping programs.
• Certified Protection Professional (CPP) designation or other related professional certifications highly desired.
• Successful completion and/or screening of a pre-employment criminal background, motor vehicle check, and drug screen.
• Accessible 24/7 with the ability to work a flexible schedule, including nights, weekends and holidays.
• Bachelor's degree is preferred.
