Home builder and developer looking for a BilingualNew Home Sales Assistant who can assist in managing the Home Sales process while working with multiple brokers in lead conversion and contract management. It is essential that the person in this position is poised, with a confident demeanor and extremely organized.
Responsibilities:
- Assist sales team in managing the sales process.
- Maintain constant communication with all brokers/listing agents.
- Follow up with sales team on open house results and lead traffic.
- Receive and properly log Welcome Sheets with lead information.
- Maintain and update leads records, broker data logs and executive's binder.
- Research internal/external broker's results analysis and comparisons.
- Have a proactive approach and follow up with past leads with the goal of converting them to a sale.
- Generate traffic with current contacts via social media posts, messages, emails and target out-of-town potential investor leads.
- Manage all Home Sales transactions from execution to funding.
- Communicate effectively and keep constant communication with necessary parties such as sales partners, brokers, agents, lenders, title companies, appraisers, etc.
- Properly file and record new contracts, including amendments, change orders, FHA/VA forms, etc.
- Update and maintain all reports relating to the status of contracts.
- Confirm and receive earnest money.
- Schedule and confirm third party inspections, blue tape walks, final walks and closing with the buyer's agents and construction team.
- Send all necessary documentation to the lender to complete the loan.
- Prepare closing packages with necessary materials.
Requirements:
- Must have previous Real Estate experience
- Must be bilingual in English and Spanish
- High School diploma required, Associates Degree preferred.
- Experience in contract management
- Knowledgeable in Home Sales and escrow process
- Excellent time management skills and ability to prioritize tasks.
- Proficient in MS Office (Word, Excel, PowerPoint, Outlook)
- Excellent written and verbal communication skills.
