Maintenance Technician

We are seeking a Maintenance Technician for a role at Alpha Property Management's managed apartment complex, Holiday Air, located in Grand Forks, ND. Alpha Property Management manages approximately 2500 units of conventional and affordable multifamily housing throughout the Unites States and Puerto Rico.

Position Overview:

A Maintenance Technician conducts general maintenance and repairs, and is responsible for the upkeep of the facility. Duties include completing work orders, inspecting and maintaining the physical aspects of the property and units, maintaining inventory, and scheduling and completing repairs.

Qualifications:

• At least one year of previous experience in maintenance or other related fields
• Must possess a valid (ND) Driver’s License and auto insurance
• Ability to handle physical workload, and familiarity with hand-held tools and equipment
• Prior maintenance experience in Multi-Family Housing is a plus
• Personal vehicle (truck preferred) and maintenance tools is a plus
• Skills in electrical, carpentry, plumbing, painting and drywall are a plus
• English/Spanish bilingual is a plus
• HVAC Certification is a plus

Essential Functions and Responsibilities

• Perform unit turnovers, including all preparation work
• Complete work and repair orders in a timely fashion
• Estimate time and extent of repairs
• Assist Maintenance Supervisor in conducting unit inspections
• Maintain a clean property
• Perform routine preventive maintenance
• Maintain material and supply inventory and equipment
• Oversee work performed by outside contractors as necessary
• Additional duties as assigned verbally or in writing

Safety Requirements:

• Required to observe company safety procedures and standards to ensure individual safety, in addition to avoiding unnecessary risk to oneself, co-workers, customers and property.

Physical Requirements:

• Must be able to walk the property daily
• May include lifting up to 50 lbs.
