Compensation: $40,000 - $45,000

Role: Responsible for planning and managing the rooms and related public area operations of the hotel to achieve customer (guests, team members, corporate, and owner’s) satisfaction. Establish and maintain quality standards throughout the hotel, while meeting/exceeding financial goals.
Duties and Responsibilities:
- Responsible for the proper operations of all electrical, mechanical, plumbing, HVAC, painting, tile work, laundry, kitchen, refrigeration, lighting systems, and all specialized equipment, property upkeep, and compliance with city, state, and /or federal code compliance.
- Establish and maintain all supplies needed within the department, and monitor through weekly/monthly inventory.
- Through our work orders system regularly keep guest rooms and areas fully operable for guest comfort and safety and the work environment safe for fellow associates.
- Maintain continuous communication with the Front Desk during all shifts respond courteously to guest requests promptly and resolve matters to the guest's satisfaction.
- Maintain grounds upkeep. Shovel sidewalks, salt sidewalks, removal of trash receptacles, parking lot sweeps, maintaining gardens, etc.
- Help keep the mechanical areas safe, orderly, and clean and maintain legible, orderly records.
- Adhere to daily and weekly checks to ensure the smooth operation of the site
- Ensure all machinery and systems are operating, and functional. Oversee repairs of equipment.
- Develop a Planned Preventative Maintenance (PPM) schedule, ensure full preventative maintenance is carried out, plan missed maintenance activities, and lead the team to deliver effectively.
- Manage the team to ensure machine availability, re-actively managing dysfunctional machinery with shift management.
- Undertake continuous training and development.
- Assess current maintenance work processes, to optimize efficiency
- Assume full responsibility for the condition of the property in the heart of the house (the infrastructure) as well as all the public areas.
- Primary liaison with 3rd party trades performing work as required in the Hotel.
- Change faulty items when needed. (light bulbs, faucets, etc.).
- Maintain dumpster areas, public areas trash areas, and parking lot sweeps
- Responsible for continuously updating the safety manual and all training for the entire company, including OSHA regulations, DOT testing, Right to Know Laws,
- Loss prevention and security.
- Have a thorough understanding of the Hotel fire alarm procedures, emergency evacuation procedures, and all safety-related issues. Key liaison with Local Fire Departmental authorities.
- Maintain all required permits and licenses for the facility.
- Maintain safe walking areas for all guests and associates (activity required may include shoveling snow, raking leaves, and addressing debris. Must play the primary role in Snow Removal in winter (including supervising outside contractor duties).
- Perform root cause analysis and resolve problems.
- Create and implement measures to minimize breakdowns and repairs (performing quality checks of all machinery, tools, equipment, etc.).
- Train new team members in maintenance work processes and procedures.
Requirements and Qualifications:
- High school diploma or GED required
- 5+ years of relevant experience in maintenance
- Extensive knowledge of a variety of mechanical systems
- Previous managerial experience is highly preferred
- Experience managing multiple vendors
- Ability to consistently maintain positive client relationships
- Can effectively and efficiently handle both administrative and mechanical responsibilities
- Makes safety a priority at all times
- Strong computer skills and a solid understanding of data analysis software
Work Environment
- Frequently required to stand, walk, sit, talk, hear

- Frequently utilize visual acuity to operate equipment, read technical information, and/or use a keyboard
- Frequently required to climb, balance, bend, stoop, kneel, or crawl
- Frequently required to lift/push/carry items up to 50 pounds
- Frequent evening and weekend work required
- Frequently exposed to outside weather, wet and/or humid conditions (non-weather)
- Frequently work near moving mechanical parts, high, precarious places
- Frequently work around fumes, airborne particles, or toxic chemicals, loud noises
- Occasionally exposure to blood-borne and airborne pathogens or infectious materials
