Job Description
OVERVIEW:
We are looking for a highly experienced and skilled Facilities Lead who will support the Facilities and Office Operations Manager with the daily operations of all building systems for a 73,000 sq. ft. Class C building operating as our Corporate HQ and state-of-the-art wellness center. Under minimal supervision, the facilities technician will safely and effectively perform general, corrective, preventive, and other facility maintenance duties. You will oversee building system installations, inspections, repairs, and maintenance, including mechanical, electrical, plumbing, HVAC, and safety. Will implement Preventative Maintenance initiatives and oversee build-out projects.
RESPONSIBILITES:
- Daily Operations: Operating, maintaining, and repairing building systems, including fire life safety equipment, HVAC, electrical, plumbing, carpentry, painting and plastering, kitchen appliances, and gym equipment.
- Project Management: Oversee build-out projects, completing them efficiently and within established timelines. Collaborate with cross-functional teams to coordinate and execute projects successfully.
- Safety Compliance: Conduct safety inspections and implement corrective measures to maintain a secure work environment. Align with all applicable codes, regulations, governmental agencies, and Company directives related to building operations and work safety. Check for adequately operating emergency exit signs and lights and ensure free and clear access to emergency stairs and exits. Respond immediately to emergencies (fire, evacuation, equipment failure, etc.) and customer concerns.
- Preventative Maintenance: Develop, implement, and perform Preventative Maintenance initiatives to enhance equipment reliability and reduce downtime. Establish and execute maintenance schedules to ensure the longevity of building systems and equipment.
- Building Maintenance: Repair doors, ceilings, hand railings, and floors and other general repairs such as plumbing fixtures (water closets, urinals, flush valve assemblies, lavatories, etc.) Replace lamps and light fixtures. drywall repairs and paint.
- Building System Oversight: Manage installations, inspections, repairs, and maintenance of building systems. Conduct regular assessments to identify potential issues, implement timely solutions, and make recommendations to the Facilities Manager for energy improvements, modernization, equipment replacement, or upgrades. Inspect Mechanical room equipment, fan room, electric rooms, backup generator, sump pump(s), and parking garage.
- Vendor Management: Performs walkthroughs with vendors, engineers, architects, and contractors for cost estimates and makes recommendations for and oversees building repairs, upgrades, or maintenance as directed by management.
QUALIFICATIONS:
- A minimum of 5 years of direct experience maintaining commercial and industrial mechanical equipment is required.
- CFC/EPA 608 Universal Certification and OSHA 10 or 30 certification is required.
- A Hospitality/Construction background is preferred.
- Ability to understand/read As Built and CAD drawings.
- Safety first attitude is required. Ability to perform all work using the proper personnel protective equipment (PPE) and strictly following all applicable safety policies, procedures, and practices.
- Know State and Federal Building and Safety regulations.
- Ability to walk a large Four-Story Office Building with Three Parking garage levels, climb stairs, work on a ladder, operate electric hand tools, lift, and carry heavy loads, drive a motor vehicle, and navigate rooftops to access equipment required.
- Ability to work overtime, including some weekends. Subject to being on call for equipment/system response 24 hours per day and working in all weather conditions required.

The base salary range for this position is $75,000 - $85,000 per year which represents the current range for the base salary for this exempt position. Please note that actual salaries will vary based on factors including but not limited to location, experience, and performance. As such, on occasion and when applicable, there is the possibility that the final, agreed-upon base salary may be outside of the upper end of the range. Please also note the range listed is just one component of the company’s total rewards package for exempt employees. Other rewards may include performance bonuses, long term incentives, a PTO policy, and many other progressive benefits.
Schedule is Monday to Friday, must be able to work weekends depending on work load
