As an Leasing Manager you will be primarily focused on leasing, marketing and assassinating the office with other tasks related to property management. You will have the mission of taking our property and turning it into something unique, different, and amazing. We will work together as a team to effectively market our community to ensure we hit our leasing targets. We are looking for that person that has the uncanny ability to connect with people quickly, anticipate needs, and draw people in with their warmth and energy.

We are looking for 1 person to fill this position. Experience with using Appfolio is preferred.

What you will do:
The Leasing Manager Position will be focused on Leasing and Marketing

  • Oversee marketing and leasing efforts to maximize the occupancy of the community
  • Prepare marketing plan/develop new strategies and programs designed to meet occupancy goals
  • market using unconventional direct to tenant strategies.
  • Assist in the preparation of the weekly ownership reports/pricing recommendations
  • Represent the community and Meraki Management in a professional manner
  • Ensure potential residents feel valued by answering email and voicemails with-in 12 hours of receiving their inquiry.
  • Respond to internet and telephone inquiries in a timely and professional manner
  • Ensure follow up activities take place for all prospective residents
  • Ensure all data is accurately entered into our property management software
  • Projects a favorable image of the community to achieve property objectives and public recognition
  • Participate and coordinate resident retention programs
  • Generates and track traffic of prospective residents by utilizing effective marketing techniques
  • Conducts all tasks necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining the model and any follow up necessary
  • Complete and submit required materials in a timely manner such a market surveys, marketing calendars, guest cards and service requests

General Administration

  • Ensure confidentiality of client, resident and company information
  • Attend and constructively contribute to all staff meetings and any special/emergency meetings.
  • Understand and adhere to Meraki Management’s policies and procedures
  • Check email and voicemail several times daily and respond appropriately
  • Manage roommate matching, transfers, and move ins
  • Understand the lease document and all related addendums and be able to clearly communicate to residents, prospective residents and parents all relative information
  • Participate in all move in and move out related activities
  • Is efficient and effective with time management
  • Prepare monthly leasing staff office coverage schedule
  • Assists in corporate projects as requested

Financial Management

  • Maximizes revenue along with maximizing occupancy
  • Collecting rents and ensuring timely payment of rent. This is very important. We are looking for somebody who his not shy to enforce collection policies.
  • Collection of security deposits and other income as requested

Customer Service

  • Understand the needs and expectations of residents, prospective residents, clients and vendors and exceed them
  • Develop a sense of community among the residents and staff that your community is the place to be
  • Maintain active and effective communication with the residents.
  • Maintain a positive community environment for both residents and associates and encourage participation in events and activities
  • Treat each person that you encounter in a positive and impactful manner and maintain a professional attitude
  • Walk each apartment prior to move in to ensure that the units are clean and ready for move in
  • Assist in keeping the community clean by surveying common areas regularly and reporting any concerns and or helping to clean up when necessary

Risk Control

· Understand, communicate, and enforce community safety, emergency, and fire evacuation policies and procedures, providing emergency response and referral services and resources

  • Document behaviors of residents that violate the law or the community lease agreement, and report the violations to the Community Manager
  • Identify and report safety and security risks to the Community Manager

Requirements:

  • At least 2 years of leasing experience in the Apartment industry required
  • Ability to work weekend hours and holiday hours as needed.
  • Superior customer service and communication skills
  • Possess the desire to grow, learn and serve the residents and customers
  • Display good leadership skills and the ability to solve day to day problems
  • Ability to effectively present information and respond to common inquiries or concerns from residents, prospective residents and the general public
  • Ability to maintain an above average closing ratio and resident retention average
  • Have a basic understanding of Word, Excel, and Social Media
  • Appfolio experience preferred

Job Type: Full-time

Pay: $16.00 - $22.00 per hour

Expected hours: 40 per week
