Portfolio Leasing Manager

Job Description

The Portfolio Leasing Manager will be accountable for day-to-day leasing activities and strategic leasing initiatives for a portfolio of properties. The successful candidate will spend their time overseeing leasing operations by developing and executing strategic leasing plans to maximize occupancy and revenue across a designated portfolio of multifamily communities leveraging the leasing talent within the portfolio.

Responsibilities:

The activities listed below are not all inclusive; however, they are indicative of the type of activities normally performed in this role.  Other duties may be assigned.

• Develop and implement strategic leasing plans for the portfolio, in collaboration with senior management, to achieve occupancy and revenue goals.
• Analyze market trends, competitive landscapes, and tenant preferences to identify opportunities for leasing optimization.
• Collaborate with marketing and advertising teams to create effective campaigns promoting available spaces and driving tenant interest.
• Evaluate leasing performance metrics and generate reports to track progress against targets, identifying areas for improvement and implementing corrective actions as needed.
• Evaluate, develop, coach and hire leasing talent across the portfolio
• Cultivate and maintain relationships with tenants, local business and industry stakeholders to expand leasing networks and opportunities.
• Serve a point of contact for prospective tenants, providing exceptional customer service and guiding them through the leasing process.
• Conduct property tours, showcasing available spaces and amenities to potential tenants.
• Monitor Portfolio Leasing metrics and drive team excellence:
  • The negotiate lease terms and contracts, ensuring compliance with company policies and legal regulations.Monitor move-in and move-out processes, including lease signings.
  • Maintain accurate records of leasing activities, including prospect interactions, applications, and leases.
• Monitor market rents competitor pricing and relative value to ensure the portfolio team positions product appropriately.
• Participate in regular portfolio reviews and strategy meetings, providing insights and recommendations to optimize leasing performance and asset value.

Requirement:

• Bachelor's degree in Business Administration, Real Estate, or related field (preferred).
• Proven experience in leasing management, with a strong understanding of leasing principles, practices, and legal requirements.
• Demonstrated ability to develop and execute strategic leasing plans, with a track record of achieving occupancy and revenue targets.Excellent communication and negotiation skills, with the ability to build rapport and influence stakeholders at all levels.
• Strong analytical skills, with the ability to interpret leasing data, identify trends, and make data-driven recommendations.
• Proficiency in property management software and Microsoft Office Suite.
• Valid driver's license and reliable transportation.
• Microsoft Office computer skills
