JOB SUMMARY: This position is responsible for finding, acquiring and prioritizing Land Acquisitions for the Division. They will manage land purchases through the entitlement process, provide information for and participate in the coordination of Land Acquisition packages (proformas) for corporate approval and work directly with senior leadership to seek land in areas and price ranges consistent with the Division's goals and market survey data. Land deals that optimize the return on investment and minimizing risk to the company will be the focus of this position.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Land Search & Acquisition
+ Aggressively search for land deals to acquire by building relationships with local land owners and brokers.
+ Utilize GIS Software and other tools to efficiently search for vacant parcels
+ Grow land pipeline necessary to meet the division business plan goals
+ Oversee proforma financial analysis, negotiations, and purchase agreements
+ Drive Land process to meet variable contribution and operating margin goals
+ Under the direction of senior leaders, negotiate contracts with sellers
+ Build strong internal relationships with Sales, Purchasing, Construction, Customer Service, Marketing, Daily Units Processing and Mortgage to support the Land Acquisition process.
Land Committee
+ Direct the information gathering, data collection and Land Package assembly for Land Committee Review.
+ Participate in Corporate Land Committee discussions when needed
Data Collection
+ Coordinate with Land Development team of the compilation of data related to specific jurisdiction development codes, land entitlements, HOA obligations, environmental studies & soil analysis, zoning, utility capacity commitments, and platting process
+ Compile and analyze submarket new home and resale data.
+ Complete due diligence and feasibility
Reports
+ Collect and analyze data to prepare weekly reports to upper management with a snapshot of all acquisitions in the pipeline.
+ Develop feasibility packages with the assistance of the land team
Closings - Title
+ Review escrow instructions and closing documents, title reports, and coordinate title objection letters to sellers.
EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:
Education
+ Bachelor's Degree in Business (Finance/Economics), Engineering, Real Estate, Planning, Government Relations or related field is required
+ Master's Degree preferred but not required.
Experience
+ Minimum 2-3 years for Manager and 5 - 7 for Director in acquisitions proven land experience in acquisition, contract negotiation and relationship building
+ Home building or related construction/real estate industry preferred
Knowledge, Skills & Abilities
+ Strong land negotiation and contract skills.
+ Computer and financial analysis proficiencies along with the ability to utilize Web based software to efficiently seek out Land opportunities in desirable locations.
+ Understands market and industry trends.
+ Demonstrated leadership capabilities; including motivating teams, employee development, and being results oriented.
+ Ability to connect with people and develop and maintain professional relationships.
+ Strong verbal & written communication, with the ability to take complex concepts and communicate accurately and persuasively.
+ Proven ability to meet corporate deadlines by utilizing effective time management skills.
+ Strong ability to work within a team-setting, inclusive of other's ideas, and a willingness to cooperate.
+ Makes quick and accurate decisions based heavily on facts, data and/or metrics.
+ Proficient in Microsoft and Adobe applications with particular strength in Excel.
Work Requirements
+ Work 8-hour days with flexibility for additional work hours when necessary
+ Valid driver's license required
+ Conduct business in a professional and ethical manner to potential buyers, trade partners, and coworkers to reinforce goodwill and profitability for the company
