Purpose:
The Northwest School is comprised of approximately 115,000 square feet of building space, housed on a one-acre campus in the heart of Seattle's Capitol Hill neighborhood. Our physical plant currently includes five buildings, ranging from the 100-year-old Main School Building to a seven -year-old multi-purpose building hosting a theatre and dining and athletic facilities. Northwest also maintains a fleet of 14 school buses and vans and provides morning and afternoon bus service and daily field trips and athletics transportation.
The Director of Facilities and Transportation provides the leadership, direction, and control of the building, grounds, and Transportation functions, encompassing two departments with nine employees.
Essential Functions:
- Make decisions that establish objectives for the overall direction or operation of the facilities, grounds, and Transportation programs. Inform leadership on specific recommendations for current operations and future development. Develop multi-year plans. Evaluate, identify, and oversee all resources. Track and report on meaningful and measurable outcomes.
Occupant Services:
- Oversee the occupant services function, including cleaning, sanitizing, and disinfecting services; assist with safety and security management services, as they pertain to campus buildings and grounds.
Physical Safety & Security:
- Interpret, implement, and ensure compliance with regulations, policies and procedures, health and safety codes, and ADA compliance. Recommend and/or formulate internal policies, guidelines, and procedures. Direct process improvement and efficiencies for organization or program.
- Responsible for safety compliance with Occupational Safety and Hazard Administration (OSHA) requirements, maintains records of maintenance and repair to maintenance, operation, transportation, and warehousing equipment.
- Coordinate and oversee annual compliance for building systems.
Manage building maintenance and operations:
- Manage, plan, and organize the campus facilities maintenance and operations program including planned and unplanned maintenance, equipment inventory, HVAC, building automation systems, ancillary systems, building envelope, lighting, plumbing, grounds, etc.
- Research and implement improvements in building products or systems which will serve to better utilize resources (i.e. energy saving systems and labor-saving products and methods).
- Manage and participate in a rotating on-call program for emergencies.
Budgeting and Procurement:
- Partner with the Director of Finance and Operations to:
- Prepare long-term capital budgets and a yearly capital expenditure budget.
- Lead on space planning initiatives bids for construction, renovation, and service contracts.
Vendor & Contract Management
- Serve as main point of contact for outside vendors. Collaborate with the Director of Finance and Operations to negotiate contracts.
School Leadership:
- Supervise a team of Facilities maintenance and Transportation faculty. Give and solicit feedback, perform annual evaluations, recommend professional development, and serve as the department leader.
- Present a consistently positive approach to Northwest students, faculty, and families that is friendly, courteous, helpful, and cooperative always.
- Serve as a key member of the Operations and Human Resources Group, Safety Committee, and other leadership committees as required.
Other Duties:
- Directly complete or oversee maintenance work orders.
- Other duties as assigned.
Minimum Qualifications:
- All candidates must demonstrate a commitment to the school's mission, values, and philosophy, especially related to diversity and the environment.
- A bachelor's degree and seven years of progressively responsible facilities management experience, or an equivalent combination of education and experience sufficient to perform the essential functions of the job.
- Extensive knowledge of utility operations and maintenance including testing and preventive maintenance procedures. Working knowledge and understanding of general building and grounds maintenance practices, procedures, and requirements in a school or campus setting.
- Understanding of and commitment to current environmental sustainability practices related to building maintenance.
- Thorough knowledge of good management, organizational and supervisory principles, techniques, and practices.
- Possess knowledge of budgeting techniques relating to both operational and capital expenditures. Ability to not only apply this knowledge to yearly fiscal spending plans, but also to long-range forecasting of expenditures in the form of three and five-year plans.
- Knowledge of compliance aspects related to facilities including building, fire, construction codes, ADA requirements, and Safety Data Sheets and Global harmonizing system.
- Familiarity with current federal, state, and local laws, rules, and regulations affecting the handling, use, storage, monitoring, recordkeeping, disposal, and presence of chemicals and materials found in new and historic buildings.
- Experience using work order management system software.
Preferred Qualifications:
- A degree in Engineering (Mechanical, Civil, or Electrical), building science, facilities management, or a closely related field.
- Ten years in the operations of physical plant at an educational institution. An ideal candidate will have experience at the management level which includes utility operations and maintenance, budgeting, long-range planning, and personnel staffing and management.
- Previous experience developing and implementing a campus master plan or long-range facility plan.
- Demonstrated ability/knowledge to provide leadership for planning, development, and operations of a complex facility.
- BOMA Certification.
- LEED Certification.
- FMP, CFM, SFP Certification.
- CEFP Certification.
Compensation:
Salary is highly competitive with top independent schools in the region and commensurate with education and experience and includes all professional responsibilities of a teacher, both in the classroom and community contributions. The salary range is $115,000-$120,000 (annual) and is based on skills and qualifications.
