YOUR PURPOSE
In support of organizational goals and expectations, direct the design, planning, construction and maintenance of the CU's facilities and properties. Ensures our facilities meet or exceed safety standards for all building systems including mechanical, electrical, fire/life safety, plumbing and waste management. Responsible for the oversight of Physical Security and safety of members, employees, and facilities. In conjunction with the Marketing Department, ensures buildings maintain a strong brand presence. Help develop the budget and monitor spending while managing any building/maintenance projects for the year. Responsible for overseeing facility contractors, and managing and negotiating contracts and lease agreements. Ensure building operations comply with all local zoning laws and regulations. Work closely with leaders and key stakeholders to support long-term facilities planning, physical security functions and resource management.
YOU ARE RESPONSIBLE FOR
Facilities Planning, Maintenance & Management
- Assist in the planning and development of remodel, renovation and new construction projects (w/architect and management) and oversee all planned facility projects through completion
- Provide recommendations for high visibility/large scope projects to leadership for consideration and approval. Ensure a high standard of maintenance, repair and appearance of company facilities and grounds by regularly inspecting, identifying problem areas, and assigning work
- Maintaining a safe and professional working environment at each branch location and administration building. Develop, schedule, and predict preventive and general maintenance for building components, equipment and/or landscaping needs for all facilities
- Ensure compliance with laws and regulations. Stays abreast of applicable changes
Physical Security Management
- Oversee and support the credit union's physical security functions which encompasses the physical security and safety of members, employees, and facilities
- Ensure physical security operations are assessed and evaluated to identify risks or opportunities for improving
- Partner with key stakeholders to ensure security systems, procedures, protocols, and communication enhance security and minimize losses or damages
Contract Management
- Responsible for managing all facility contracts according to CU policies, laws and regulations
- Negotiate contracts and building lease agreements ensuring the CU interests are represented
- Ensure contract are properly executed, updated annually and maintained in our contract management system
Management
- Manage and is responsible for the department's budget and assets, including inventory of tools, supplies, repair parts and equipment necessary to maintain all aspects of buildings and grounds. Expenses are effectively managed in a fiscally responsible manner, which includes appropriate and timely planning for repairs and renovations. Reinforce safety first culture in all aspects of Facilities management and support HR in workplace accident investigations to ensure corrective facility actions are taken to prevent accidents/injuries
- Support organizational projects, collaborate across departments, and proactively engage with disaster recovery and business continuity planning
- Effective response and partnership with employees and managers in resolving building/landscaping issues. Directly supervise employees and carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Inform and educate staff about behavior and performance expectations, provide timely and accurate feedback regarding performance, and ensure performance and behavioral problems are corrected promptly and effectively
- Effectively directing and motivating employees to achieve optimum performance in supporting the CU goals

COMPENSATION

Our pay values are reflected in our compensation philosophy which rewards individual performance and the potential to contribute to our teams' overall success long-term.
The full pay range for this position across all the states in which we hire is $86,393.00 - $146,867.00 annually. The figures shown represent the minimum and maximum of the range for this role. Individual offers are made dependent upon a candidate's experience, education, and skill level.

Requirements
EXPERTISE YOU NEED
Education & Experience
Bachelor's Degree in Facilities Management, Engineering, or Property Management or equivalent combination of education and experience. Related work experience may substitute for education. Must have a valid driver's license. IFMA Certified Facilities Manager (CFM) a plus.
Capabilities
- Strong interpersonal and communication skills, keen ability to problem solve, and ability to lead and work effectively with leaders, employees, members, and vendors
- Knowledge of building construction materials, methods, practices, building codes and requirements
- Able to manage work orders, track results, costs and evaluate the effectiveness of maintenance practices and procedures
- Knowledge of facility maintenance, grounds, and custodial services
- Ability to read and interpret building and ground plans and specs
- Strong organizational skills with the ability to manage multiple projects
- Strong computer skills with Office products and the ability to collect and formulate data
- Ability to respond to after-hours and weekend emergencies Ensuring compliance with regulations, law, and codes while staying informed of changes
ABLE TO
To perform the essential functions of this position an employee must be able to meet the following work place demands: ability to converse with others, detect sound, identify and detect objects, count, read, write, operate a computer, handle and feel objects, reach with hands/arms and be stationary and/or stand and/or move for long periods of time. Occasionally an employee will lift/pull/push and carry up to 50 to 100 pounds, stoop, kneel, crouch, crawl, climb and be able to maintain balance doing these activities. Position requires sound reasoning, good judgment and ability to apply knowledge toward work activities. The noise level is moderate and typical of a normal office environment.
