Job Title: Community Manager
Compensation and Benefits:
Salary range is $52,000 - $70,000 annually.
Full-time benefits package includes medical, dental, vision, long-term disability, and life and accident insurance coverage. The Company currently subsidizes 90% of the employee premiums. Voluntary short-term disability coverage is available and the premium is paid by the employee. Employees are eligible to enroll in a 401(k) plan on the 1st of the month following 90 days. MDC also offers ten PTO days and nine paid holidays.
SUMMARY OF RESPONSIBILITIES:
This position is responsible for managing the apartment communities assigned to them by performing the duties outlined below either personally or through subordinate staff. Assigned duties may vary dependent on the assigned apartment communities. Additionally, Community Managers are responsible for the sites they are assigned, this includes regular visits between multiple sites to ensure proper site management.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Inspects common and employee only areas to identify safety issues or necessary improvements daily; corrects all issues promptly.
- Inspects tenant areas to identify lease violations daily, provides notice of violations to tenants promptly.
- Conducts monthly safety meetings and ensures that MSD sheets are maintained on all products used.
- Understands, monitors, and complies with all landlord-tenant, Fair Housing, employment and construction laws and standards.
- Periodically conducts inventory of building contents and property condition.
- Checks quality of maintenance work; make follow-up calls on completed work order requests, as needed.
- In partnership with a supervisor or subordinate manager, inspects units prior to and after tenant vacating a unit, and after a unit is market ready.
- Assesses move-out condition of units, documents additional charges and expedites deposit disposition.
- Inspects market ready apartments and submits Vacancy and Availability Report to the main office.
- Assists with improvements as necessary to establish budget, pricing, and vendor selection; scheduling of maintenance staff and necessary vendors.
- Addresses customer concerns, complaints, and special requests promptly.
- Negotiates lease buyouts and transfers promptly.
- Addresses illegal notices promptly.
- Meets with vendor reps and adds new vendors to add to the approved list of vendors as appropriate.
- Reviews site advertising for print, web, and other media.
- Researches additional resources on which to advertise vacancies.
- Places product orders.
- Reviews and approves invoices for AP processing.
- Lead presentations and meetings, as assigned.
- Represents MDC at industry organizations, as assigned.
- Maintains site pool(s), central boiler, etc. as applicable.
- Performs duties as assigned by the Property Manager/Owner
SUPERVISORY RESPONSIBILITIES (as applicable):
Community Manager may have responsibility for supervising staff through direct supervision or through subordinate managers. This position may directly supervise and assist with the activities of the leasing/community management staff by meeting at least weekly to coordinate, discuss and ensure the following are resolved promptly. If there are no staff to manage at the site, the Community Manager is responsible for or assisting their supervisor with applicable tasks such as handling concerns involving the property, staff oversight, company policy and procedure compliance, etc.

EDUCATION, EXPERIENCE, TRAINING OR SKILLS:
High school diploma or equivalent is required. Minimum of 4 years experience supervising housekeeping, maintenance and community personnel; along with marketing experience is also required. Must also have:
- Thorough knowledge of Landlord Tenant Act, Fair Housing, and Americans with Disabilities Act.
- Basic knowledge of HUD.
- Supervisory skills and the ability to give clear and concise instructions.
- Familiarity with property management systems (e.g. AMSI, Yardi, and/or Entrata)
- Familiarity with computer word processing functions (word processing, spreadsheets, etc.).
- Excellent listening skills along with strong verbal and written communication skills.
- Excellent customer services and organizational skills.
- Ability to work meet deadlines while working on multiple projects and interact with all levels of management.
LICENSE OR CERTIFICATE REQUIRED:
Valid state driver’s license and valid auto insurance coverage are required.

This position is frequently required to: sit, walk and stand; grasp 5 lb. objects; lift and carry books/files up to 10 lbs; push and pull 15 lb. chairs; reach shelves 5 feet high for office supplies and carry items. This position is occasionally required to: drive, kneel, squat, lift, bend, twist and reach. Some properties do not have elevators and climbing multiple levels of stairs to access apartment units is a must.
