Overview:
The Assistant Property Manager provides support to the Property Manager and Leasing Team and has on-site responsibility for day – to – day operations of the property. These operational functions are essential to the customer service and financial success of the property. The Assistant Property Manager should ensure that the property's financial health is a top priority, ensuring residential payments are made timely and accurately. Additionally, the Assistant Property Manager will liaise with the maintenance team to monitor timely and effective completion of resident work orders. In addition, the Assistant Property Manager should ensure vacancies are prepared for touring or move ins and that pricing is set in accordance with current market trends and conditions. The Assistant Property Manager is primarily responsible for the review of applications and overseeing the leasing and move in process for the leasing team. The Assistant Property Manager should focus on building solid relationships with their team to create trust and growth opportunities.
Reputable Property Management company seeking an Assistant Property Manager for a multifamily community located in New Haven, CT.
Job Responsibilities:
- Processes residential rent payments.
- Reviews monthly delinquencies and communicates with residents when rent has not been received.
- Reviews and approves/denies rental applications.
- Acts as a liaison between maintenance and residents, ensuring service requests are completed timely and effectively.
- Maintains property rentals by advertising and filling vacancies, ensuring vacancies are clean and always ready to tour.
- Recommends rental rate changes to Property Manager by surveying local competition and keeping up with local market trends.
- Provides excellent customer service to prospects, current residents and vendors.
- Maintains property by investigating and resolving resident complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning unit turns, contracting with landscaping and snow removal services
Qualifications / Skills:
- At least one year experience in Property Management
- Strong communication skills
- Ability to gain trust with onsite team and residents
- Familiarity with applicable local, state, and federal laws and regulations
- High level of organization and attention to detail
- Professionalism

Pay: $23.00 - $25.00 per hour
