Job Description:

The position for Assistant Facility Manager will report directly to the Facility Manager, SUNY Global Center. The Assistant Facility Manager is responsible for maintenance and operations in this facility. The incumbent is a working supervisor that supervises subordinate staff in cleaning and maintaining the facility and equipment. They also supervise contractors in maintaining equipment and building systems, completing projects, or in an emergency situation. Incumbent also makes recommendations on how to streamline and improve building operations.

  • Report to Facility Manager and advise staff on facility matters.
  • Assist in the facilities management, planning, programming, and executing all projects.
  • Direct and execute maintenance, repair, rehab, snow removal and all facility operations.
  • Responsible for the building inventory, building supplies, building maintenance equipment, facilities purchase programs and justifying expenses.
  • Develop a systematic maintenance plan of campus facilities and grounds.
  • Prioritize work requests and coordinate all internal and external services as required.
  • Has general administrative supervision over facilities and cleaning staff, supervise and directs contractor personnel when performing facilities work. Will evaluate and discipline personnel, plan and implement the organization of work, and appropriate training for department needs and requirements.
  • Control and assign work, provide instructions and assistance, and distribute necessary tools, materials, and supplies. In addition, Assistant Facility Manager will observe operations to ensure the effective, efficient and safe operation of equipment, and inspect maintenance and repairs to ensure that appropriate standards are followed, quality workmanship is performed and that instructions were followed.
  • Inspects work performed by outside contractors to ensure conformance with contract or project specifications.
  • Responsible for facility compliance issues including those related to codes, environmental health and safety, and applicable laws and ordinances.
  • Investigates tenant / staff complaints.
  • Observe and monitor the building systems - security system alarm, building fire system, operate and monitor the BMS / HVAC system.
  • Oversee the setup and execution of the events, ensuring client satisfaction and adherence to campus guidelines and policies. Advise and approve events diagrams based on applicable laws and ordinances.
  • Maintain liaison with outside vendors to assure current knowledge of equipment availability and cost on the market and that delivery of materials and equipment is timely and appropriate for the Global Center.
  • Work with governmental agencies whenever the latter provides oversight or services to the Global Center.
  • Response or/and supervise to a building emergencies outside business hours.


Requirements:

Minimum qualifications

  • Four or more years of progressively more responsible experience in physical plant maintenance.
  • Strong knowledge of facility management best practices and industry standards.
  • Knowledge of and experience with the New York State Building Codes and safety procedures.
  • Knowledge of and experience with safety procedures.
  • Knowledge of and experience with the tools, machines, equipment, and materials of the building trades.
  • Knowledge of and experience with fire system, BMS / HVAC system.
  • Experience with scheduling work, including determining staff, equipment, and supplies needed.
  • Experience with reading and interpreting plans, diagrams, architectural blueprints and specifications for building repairs and renovation projects.
  • Ability to understand and carry out oral and written instructions.
  • Broad knowledge of construction practices, methods and materials and an understanding of major building systems and how they function.
  • Proven successful experience in executing maintenance projects.
  • Computers software proficiency (e-mail, MS office software as well as project scheduling).
  • Excellent leadership and interpersonal skills.

Preferred qualifications

  • Bachelor's degree in engineering, building construction, or related.
  • Valid New York State driver's license.


Additional Information:

Salary is dependent on a variety of factors, including but not limited to, experience, education, training, and certifications. The range for this position is $66,000-$76,000.
