SUMMARY
Under the supervision of the Facilities Manager (FM), the Assistant Facilities Manager will supervise a staff of Maintenance Leads for the day to day operation and maintenance of the portfolio’s building systems infrastructure.
ESSENTIAL DUTIES
Supports the Facilities Manager with:
- Directs and reviews preventative maintenance programs for the portfolios mechanical, electrical, plumbing and HVAC equipment.
- Field diagnose system failures and recommend corrective action(s) to restore system operations.
- Conduct property inspections and regulatory compliance requirements.
- Inspects and reviews maintenance and operation activities to assure conformance with instructions and existing standards.
- Assists in the development and advancement of maintenance and custodial staff through training and effective use of employee development programs.
- Assist in managing vendors; ensuring services are delivered in accordance with the contract and to agreed standards. Document and escalate instances of poor performance.
- Identify opportunities for improved maintenance operations to drive efficiencies (process and cost) and make recommendations to the FM for consideration.

- Ability to drive motor vehicles, including trucks.
- Visual acuity necessary to inspect building systems and review documents.
- Hearing acuity sufficient to use telephone and communicate with residents and staff.

MINIMUM QUALIFICATIONS
- Two (2) years supervisory experience.
- Advanced knowledge of building systems.
- Advanced knowledge of California Building Standards codes.
- Advance knowledge of maintenance personnel development and safety training programs.
- Advanced knowledge of As-built and schematic drawings.
- Intermediate knowledge of Cal/OSHA regulations and CA. Building Standards codes.
- Intermediate knowledge of emergency management principle and practices.
- Intermediate to advanced knowledge and understanding of work orders and preventive maintenance programs.
- Familiar with all aspects of the construction trades.
PREFERRED QUALIFICATIONS
- Valid California drivers’ license and a motor vehicle report that matches TNDC’s insurer’s minimum guidelines
- Prior qualification as Journeyman (Stationary) Engineer.
- Certifications in CFM, CPM, or Construction PM.
