Waterton is hiring for VP of Property Operations to oversee a portfolio of multi-family properties in IL, TN, and FL. Portfolio may change. This position is required to be based in Chicago, IL.
- Ensure assigned portfolio is achieving operational objectives per the approved business plan, while providing high quality resident service.
- Approve annual operating budgets and forecasts, as required by operating and management agreements.
- Review and approve quarterly and annual marketing plans.
- Oversee the accurate preparation and conveyance of all operational and financial data to the owner or owner’s representative as required.
- Participate in asset acquisition and disposition process to ensure compliance with approved strategies and successful execution
- Approve, with input from Regional Managers all hiring and major coaching decisions.
- Work with support departments to attract, develop, retain and promote the best talent available.
- Identify and implement programs to meet asset preservation goals.
- Ensure that the physical property is preserved through timely execution of inspections and PM programs.
- Review current and emerging trends in property management to ensure portfolio is aligned with market conditions.
- Monitor portfolio pricing strategy and oversee the development and implementation of rent renewal strategies, and sales and marketing plans.
- Conduct regular site visits with portfolio manager and regional manager to evaluate property conditions and renovation improvements.
- Participate in acquisitions and redevelopments making recommendations to portfolio management and Executive Committee.
- Ensure resident issues are resolved in a timely and satisfactory manner.
- Participate in special projects as assigned.
- Supervise, develop and mentor Regional Managers.
Education:
Education Bachelor’s Degree highly preferred. Graduate Degree preferred.
Must have or be willing to obtain broker’s licenses as required for applicable states.
Experience A minimum of ten (10) years’ experience in property management or related experience. Level of experience may vary based on the needs of the portfolio.
Demonstrated experience leading a team and capable of managing multiple sites and employees across multiple states.
Travel Up to 70% travel is required. Must have ability to travel.
