The Vice President, Sales & Marketingis responsible for the Centralized Leasing & Operations, sales training and marketing strategies and execution of the residential portfolio. This position works directly with Buckingham's Vice President of Property Management & Asset Management, and the Corporate Marketing team to create and implement innovative and cost-effective marketing solutions to optimize rental revenue, occupancy, traffic, resident retention and reputation management. The Vice President, Sales & Marketing will manage the property management sales and marketing team with metrics, analyzing property performance, steering marketing strategies, analyzing marketing data, creating customized sales and leasing promotions, marketing plans, digital strategies and sales training.
Training & Education
- Bachelor's degree in Marketing, Advertising, Communication or Business preferred.
- Valid Driver's License and transportation required.
- Travel required throughout company's national portfolio.
Experience & Skills
- Minimum of 7 years of progressive leadership experience in multifamily leasing and marketing of a portfolio consisting of at least 10,000 units in multiple markets preferred.
- Successful background hiring, coaching and developing marketing associates, managers and directors.
- Experience in managing lease-up and rent strategies in student markets highly preferred.
- Experience in centralized leasing and operations a plus.
- Marketing & Sales leadership of rehab, repositioning assets, lease up and/or grand opening experience in the multifamily property management industry.
- Strong sales and marketing leadership background over diverse types of multifamily communities including new construction lease-up, conventional, student housing, LIHTC and HUD projects preferred.
- Experience with evaluating data analytics, AI tools and technology driven solutions portfolio wide.
- Advanced level knowledge in and experience managing Google Analytics 4 is required.
- Successful track record of developing and executing sales training programs.
- Advanced proficiency in social engagement and marketing campaign management on Facebook, Twitter/X, Instagram, YouTube required.
- Advanced level knowledge with Microsoft Office Suite, Yardi, LRO, CRM, Rent Cafe, Chat Meter, Satisfacts, J Turner surveys and Ora ratings, ILS, Google Suite, Realync, Pynwheel, Engrain, SmartRent SGT, Yext.
- Proven ability to write, edit, proofread, research and prepare market analysis and plans.
- Successful track record in CRM, improving lead generation, building and maintaining a cohesive brand, managing campaigns across multiple markets and ability to build a technology driven marketing strategy.
- High degree of experience in budget planning and expense monitoring.
- Experience in negotiating and evaluating traffic drivers and leading advertising source strategy, contract negotiations and evaluations.
- Successful track record with vendor relationships, negotiations and management.
The Vice President, Sales & Marketing is responsible for:
- Direct reports include Centralized Leasing & Operations Director, Marketing Operations Manager and Regional Sales & Marketing Managers.
- Lead the development, implementation and successful execution of the centralized sales and operations team.
- Understand the market landscape to include technology trends, competitor strengths and weaknesses as it relates to property management.
- Ensure marketing audits are performed for properties, including analysis of all marketing initiatives, target markets, evaluation of rental personnel, rental levels, critiques of signage, advertising, curb appeal, compeition, training needs, etc.
- Monitor online reputation and develop and execute training to ensure attainment of ratings above industry benchmarks.
- Create and oversee the execution of effective property marketing programs and offerings including demand generation, re-targeting, marketing automation and digital and social media to accelerate success for the properties in a region/portfolio.
- Provide leadership to ensure the succesful development and oversight of marketing events, promotions and programs.
- Make pricing and fee structure recommendations based on assessment of competition, surveys and shops.
- Review and analyze the marketing budget for each property in the portfolio.
- Ensure accuracy, effectiveness and compliance with Fair Housing in all advertising media.
- Review property websites for content and analyzes web traffic data.
- Mentor, coach and provide performance feedback for Regional Sales & Marketing Managers to coach on site teams in exceptional sales techniques and salesmanship skills.
- Present the marketing strategy and results for meetings as required.
- With the corporate marketing team and property management leadership, oversee the creation of collateral material and signage by working with preferred vendors and ensuring on-time, on-budget and strategic delivery.
- Ensure efficient management of marketing-related Help Desk issues.
- Maintain a working knowledge of all the features, functionality and benefits that make Buckingham's products and services superior in the multifamily property management space.
- Apply considerable knowledge of marketing principles and techniques to create dynamic and engaging marketing campaign by utilizing both digital and traditional marketing methods/channels (e.g., brochures, flyers, posters, postcards, direct mail, billboards, email, landing pages, microsites, social media).
- Understand the company's business objectives to ensure maximization of property marketing and performance.
- Research marketing software and new technology for possible game changes based on increased productivity, ease of use, cost effectiveness or better resident experience.
- Manage marketing vendor relationships.
- Monitors centralized leasing and operations effectiveness and makes timely recommendations to ensure property and portfolio objectives are achieved.
- Monitors marketing spend and effectiveness, track metrics, and develops, completes and distributes all reports in a timely fashion as required.
- Achieves established KPIs and company goals.
