We are currently seeking a Vice President of Investments to oversee transactions for our Data Center Development, Investments and Leasing teams in Dallas, TX. This is an excellent opportunity for a proven real estate investment, development and/or leasing professional possessing strong financial skills, business acumen, and industry knowledge to work with the Data Center Group in leading, capitalizing and executing real estate acquisition and development opportunities in data center and digital infrastructure asset classes across the US. The role is responsible for leading investment analysis and performance across the platform, working with the leadership team on asset strategy and execution while supporting the company's centralized investment and leasing teams.
Essential Job Functions
- Oversee investment performance across the company's data center portfolio with a focus on asset strategy, underwriting, execution, reporting and valuations.
- Work with the data center leadership team on investment structuring and capitalization, including debt and equity placement, negotiation, and documentation.
- Partner with the various market investment teams to source and close potential acquisition and development opportunities.
- Support the team of analysts and associates representing the company's investment platform by guiding underwriting and market assumptions specific to data center transactions.
- Develop relationships with brokers, operators, potential JV partners and sellers to identify future investment opportunities and prospective joint ventures.
- Develop relationships with capital partners, investors, and lenders to evaluate and capitalize investment opportunities.
- Oversee preparation of investment materials, equity and debt packages, financial analysis, and investor presentations.
- Work cross-functionally with investment, construction management, asset management and accounting teams to manage the due diligence and closing process for all acquisitions and dispositions.
- Maintain and disseminate research on data center industry trends.
- Provide analytical and strategic support to portfolio companies to help maximize value.
- Prepare and present performance updates to the firm's senior management and investors.
Education And Experience Requested
- Must have an Undergraduate or Graduate degree in Finance or Real Estate with 5+ years of relevant work experience in commercial real estate investment analysis. Data center investment management and leasing experience required.
- Ability to underwrite acquisition, development, and leasing opportunities across data center and digital infrastructure asset classes.
- Proven ability to work cross-functionally.
- Demonstrated knowledge of data center markets across US.
- Advanced proficiency in financial modeling is required – demonstrated ability in conducting financial analysis, including complex leasing and equity/debt partnership structures.
- Advanced proficiency in analytical writing – proven ability to effectively communicate and present well-reasoned, data-supported thoughts and ideas to a variety of audiences.
- Strong research, writing, analytical and problem-solving skills.
- Excellent organizational, interpersonal, and oral/written communication skills with a track record of great attention to detail.
- Effective time manager – demonstrated track record ability to consistently manage multiple projects with accuracy, set priorities, and meet deadlines.
- Keen ability to work efficiently autonomously and as a member of a team. Research and report on various markets and assets on specific assignments, while continuing to expand market knowledge, and for general business development purposes.
- Coordinate the due diligence and closing process for transactions under contract, working with internal and third parties to analyze information and research financing and operating issues relevant to each transaction.
- Evaluate the net present value and other operating metrics for capital investments in product development and other sources of growth.
