Organization Overview: The Goddard Riverside Community Center (Goddard Riverside) and the Stanley M. Isaacs Neighborhood Center (Isaacs Center) are well-established Manhattan community-based agencies that support services to approximately 30,000 New Yorkers. Program Description: Senate provides 136 units of supportive housing for formerly homeless and housing needy adults. Designed as an independent living residence with SRO units, it also offers a range of supportive services for its tenants. Goddard Riverside opened Senate in the 1980's.
Purpose of Position: Supervises the property's maintenance and facilities operation to maintain the physical condition and appearance and enhance the value of the property. Communicates and utilizes company operating and OSHA safety standards. Supervises the maintenance (Local 74 union) and front desk staff non-unionized, maintains building mechanicals, and adheres to maintenance budget and expenditures. Reviews and Implements Fire Safety Plan and oversees quarterly fire drills.
Schedule: Living on site, On call 24/7
Salary Range: $58,500 - $71,946
- Oversee, inspect, and perform where required, all cleaning and maintenance work to ensure a well maintained, safe and comfortable environment.
- As part of the building management team work collaboratively with the building manager to plan for building improvements, develop and, complete service request, and work with the building manager and managing agent on building, personnel, and tenant issues.
- Use professional skills and knowledge of plumbing, heating, carpentry, and electrical to assess building functionality and complete repairs.
- Serve as building representative with contractors and temporary staff, identify contractors, inspect, and approve their work.
- Conduct unit inspections as required by funder.
- Monitor front entrance for cleanliness and curb appeal daily. Keeps entrances, walkways, and stairwells free of ice, snow, and debris.
- Monitor building service contracts to ensure high quality service is performed per contract specifications and preventive maintenance schedule.
- Maintain service records and inspection logs in accordance with governmental regulations and company policies.
- Oversee supply purchases and track inventory, while not exceeding annual budget.
- Respond to building emergencies; be on call 24/7.
- Adheres to and promotes company policies, rules, and regulations.
- Accompany all city and contracted inspectors while on site including but not limited to HPD, DHS, FDNY, and pest control.
Minimum Qualifications and Skills (Education, training and experience):
- High School diploma or GED.
- Any combination of certifications, training and experience which demonstrates the ability to perform the duties and responsibilities as described, including 5 to 7 years of related building or property management experience.
- License and /or certifications required for the position (e.g., sprinkler, standpipe, fire panel certifications and be able to obtain the FDNY F-89 certification with 30 days. Certification requirements are subject to change.
- Bi-lingual language skills are a plus.
- Knowledgeable and skilled in the safe use of hand tools, and small power tools.
- Ability to supervise staff and manage projects.
- Professional demeanor, communication, and interpersonal skills.
- Ability to handle time sensitive, emergency and pressure sensitive situations in a calm and professional manner.
Physical Requirements
- Candidate must be able to lift 50 pounds, climb and work on ladders, work with arms raised over head, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, snow removal, etc.
Work Environment
- Building Superintendent must live on site.
