The Storage Office Manager plays an integral role in ensuring the efficient operation and optimization of a company’s storage facilities. This position involves overseeing the organization, security, and administrative functions of storage spaces and warehouse.
Efficient at data management is critical, needs to be well-versed in utilizing computer systems to log all transactions, renewal leases, tenant data, and correspondence.
Every customer interaction is meticulously documented, ensuring tenant accounts are well-maintained, and all communication is accurately recorded.
Proficiency in phone etiquette, guest services, customer service, and front desk procedures.
Coordinate the scheduling of move-ins and move-outs, ensuring a smooth process for customers and efficient utilization of storage space. This attention to detail is a best practice and a testament to their commitment to excellent customer service.
Financial transactions are a significant part of the job. Self-Storage Property Managers collect customer funds via phone, internet or in person. These funds are promptly posted to tenant accounts, and a robust financial record-keeping system is maintained. This meticulous approach to financial management is essential for the facility’s smooth operations, and it provides peace of mind to both tenants and management.
Maintaining the physical condition and security of the facility is a core responsibility. Self-Storage Property Managers conduct daily walk-through inspections, checking locks and ensuring that units are clean and ready for the next user. Implement and enforce security measures to protect the property and the items stored within the facility against theft, vandalism, and natural disasters.
These vigilant managers keep a watchful eye on the facility’s condition and promptly report any maintenance requirements. Supervise maintenance and repair activities within the storage facility to ensure all areas are operational and meet safety standards. Property Management Duties:
Ideally, candidates should have some experience working in a property management position.
A property manager is someone who oversees the day-to-day operations of a rental property. They are responsible for the maintenance and upkeep of residential properties, and tenant satisfaction.
They oversee showing the rental properties, screening new tenants, drawing up leases, rental renewal forms, inspecting the property at the end of the lease, and returning the security deposit.
Property Managers collect tenants’ funds via phone, internet or in person. They are also responsible for contacting tenants regarding past-due rent and evictions notices. These funds are promptly recorded in tenant accounts, and a robust financial record-keeping system is maintained.
Ensure that the leases and other official paperwork have all the sections needed to be legally binding. Tenant screening is completed fairly, accurately, and consistently without compromising properties or revenue.
Schedule outside maintenance with plumbing repair, electrical problems, lack of hot water, resolving issues with pests or vermin and fence repair.
Garbage clean-up left behind by tenants or people on the road, making sure that tenants park their cars in the appropriate spots, fixing damage that might appear on the outside of the space, and cleaning sidewalks and driveways when necessary, such as by sweeping up leaves and debris from the weather.
Managing noise complaints from neighbors or environmental factors, complaints that something is broken and that they need someone to fix it, complaints about other apartment or rental property dwellers, sending official warnings to troublesome tenants.
This position will have a trail period for the first 6-8 weeks. You will be working at the storage unit for the day shift, and on-call for your property management duties. We will explain more during the interview.
