Job Summary:
Our boutique Property Management Company is seeking skilled painters to join our team. As we continue to grow our in-house maintenance team, we are seeking a skilled, detail-oriented individuals who can work independently to maintain and help improve the properties we manage. The ideal candidate would possess at least 2 years of experience in property maintenance and/or residential painting, will have a solid collection of tools; familiarity with internet-based software systems; be comfortable working in the field, driving between sites, and able to work independently or as part of a team.

Duties/Responsibilities:
- Turn over vacant units to market-ready condition within the scope of a handy worker, painter, and carpenter. (If you have one of these skills we can help train on the rest)
- Conducts general maintenance, including light plumbing, electrical, carpentry, floor repair and installation, counters repair and installation, grouting, caulking, hardware repair and install, and other general maintenance.
- Prepares surfaces to be painted, which may include cleaning, removing prior finishes, or other prep.
- Masks, removes, covers, or otherwise protects furniture, flooring, hardware, trim, and other nonpainted surfaces.
- Ability to skillfully repair drywall and/or plaster including repairing holes and texturing.
- Applies paint to interior and exterior surfaces using brushes, rollers, sprayers, and other tools as necessary.
- Create and/or follow a punch list of items to complete to ensure all appliances, fixtures, electrical systems, plumbing systems, HVAC, door hardware, access tools, windows, and utility systems are functioning correctly.
- Complies with chemical and waste storage and disposal regulations and best practices.
- Has or will obtain within 90 days of employment RRP Certification and will comply with RRP program guidelines at all times (Lead Renovation, Repair and Painting Program).
- Maintains a clean work area.
- Accurately records and details labor time, tasks, and material costs.
- Performs other duties as assigned.
Required Qualifications/Skills/Abilities:
- Excellent organizational skills, attention to detail and reliable work ethic.
- Ability to follow instructions and provide consistent work.
- Must have basic painting tools such as brushes, rollers, and paint trays.
- Must have a valid driver's license and a personal vehicle that is insured.
- Must have and acceptable driving record and be able to pass a criminal background check.
- This role involves a significant degree of independence. We value team members who can take ownership of their work, delivering high-quality results on time, with minimal oversight.
Education and Experience:
- Completion of a formal apprenticeship program, previous experience, or previous on-the-job training required.
Physical Requirements:
- Prolonged periods of standing and painting.
- Must have adequate balance and ability to climb ladders.
- Must be able to lift up to 50 pounds at times.
- Must be able to reach overhead, crouch, and kneel.
- Must be able to distinguish among colors.
