Job Description
This position entails:
- Conduct on-site inspections at residential rental properties
- Document (written and photograph) inspections and provide final inspection reports to property management clients
- Create work orders and Maintenance requests based on property inspections
- Manage renovation projects, including create work orders, manage budgets, review bids, and hire licensed contractors to complete work
- Communicate with our property management and Maintenance coordination team
- Communicate with vendors, tenants, and property owners
Skills:
- Working knowledge of maintaining and renovating houses and apartment buildings.
- Strong understanding of how the physical systems and appliances in properties operate.
- Strong, proactive written and verbal communication with owners, tenants, senior management, and external parties as needed.
- Strong coordination and project management skills.
- Strong technology skills, including property management software and web-based maintenance systems. Specific software includes Buildium, Property Meld, Happy Co Inspector, and Google Workspace.
- Able to use an ipad, smart phone, and computer.
- Problem-solving to find effective solutions for a variety of potential issues.
- High attention to detail and ability to track and resolve issues to completion while maintaining shifting priorities.
Experience:
- Prefer prior experience working for a property management company, contractor, or property-based vendor.
- Must have a valid driver’s license and car.
- Must be willing to travel throughout the Portland Metro area.
