We are seeking a Senior Project Manager with Design Management Experience.
for UTK-12 clients.
Project Management Responsibilities:
Project management responsibilities may include, but are not limited to overall planning,
coordination, and control of a project from the beginning to closeout with scope, budget,
and schedule under control.
1) Environmental Review:
Provide environmental support services, as required by the District, including, but not
limited to:
Environmental site assessments.
Lead paint and asbestos surveys.
Assisting with the California Environmental Quality Act (CEQA) requirements.
Providing geotechnical reports.
Reviewing existing or proposed regulations and California Department of
Education (CDE) guidance to determine the impact on District programs and
compliance with other environmental regulations.
Providing environmental project management for items 1-5.
2) Design Phase:
Become knowledgeable about District standards and educational facility specifications
and apply these standards to project scoping. Develop and verify project scope and cost
estimates. Assist the District in developing new educational facility specifications and
design standards. Review designs to recommend alternative solutions whenever design
details affect construction feasibility or schedules. Provide periodic reports summarizing
design progress, schedule and cost status, changes, and other significant project
information. Review and monitor the architect’s design schedule. Coordinate with the
Division of State Architect (DSA) for reviews and approval of project designs as
appropriate. Participate in the design task force. Attend and/or conduct meetings
necessary for coordination with all interested stakeholders and parties. Conduct formal
design reviews and value engineering sessions. Evaluate types of building components
and systems as requested by the District. Develop a construction delivery strategy that
meets the District’s objectives for the Program and minimizes disruptions to the
educational program. Provide design and drafting as required. Develop project phasing
and interim housing plans as required. Assist the District in the implementation of its
Quality Assurance/Quality Control (QA/QC) processes. Assist the District in researching
products and developing District standard specifications. Review construction designs
and specifications for accuracy and constructability. Assist the project architect in
identifying and obtaining all necessary regulatory agency approvals.
3) Construction Phase:
Assist the District in maintaining communication and cooperation with various local,
state, and federal agencies, as requested. Attend job site meetings with the contractor
to assist the project architect in discussing and resolving field and administrative issues.
Review planned construction for coordination with ongoing educational programs and
school activities.
Required Experience:
Experience with Division of the State Architect (DSA) construction/design
processes.
Lease-Leaseback project delivery experience.
Full-time paid professional project/construction management or design
management experience.
Proven experience in managing programs with projects having construction
values in excess of $20 million (not cumulative).
Proven experience in educational facility construction, public works, or large
commercial projects (may include projects outside of California).
Preferred Education:
Graduation from a recognized college or university with a bachelor’s degree in
Architecture, Engineering, or Construction Management.
College undergraduates but possess more than 10 years of Construction or Project
Management experience and must complete the Certified Construction Manager (CCM)
credential within one (1) year of employment in the Facilities Services Division.
