Senior Vice President, Operations
JOB SUMMARY
The Senior Vice President (SVP) of Operations is responsible for overseeing all financial performance, operational controls and processes, administrative reporting procedures, and staffing requirements to ensure financial strength and operating efficiency of RADCO’s owned and managed assets. This individual will collaborate with other members of the leadership team and play a strategic leadership role in building, implementing, and overseeing all of the operation department’s systems, processes, workflows, and procedures. The SVP of Operations will help maintain positive relationships across the organization and work collaboratively with department leaders to help grow RADCO’s third-party management platform.

Essential Duties and Responsibilities:
  • Participate in monthly, quarterly, and annual strategic planning to help set the organization’s goals and execute the business plan with respective team members to meet the company’s objectives.
  • Collaborate with the leadership team to set and articulate the direction of the portfolio, ensuring that management practices and approaches are up to date and in line with industry standards. Proactively recognize the need for change and move the management team forward.
  • Actively participate in RADCO Residential’s annual budgeting process.
  • Work with the Central Processing Unit (CPU) team in completing annual budgets for each property, tracking financial performance and ensuring that financial goals and budgets are met.
  • Leverage data provided by the Central Processing Unit (CPU) team and track ongoing property performance metrics. Work directly with Regional Managers to address any areas of opportunities for the properties they oversee.
  • Identify opportunities for centralization and automation and collaborate with leadership to solve and implement new systems, processes, and procedures.
  • Work closely with Accounting and Regional Managers to provide Weekly Monday Morning Report (MMR) and Monthly Financial Reports to owners.
  • Work directly with Regional Maintenance Supervisors to review maintenance performance across the portfolio and ensure all maintenance requirements are met.
  • Partner with Talent Management to project future staffing needs, identify areas of opportunity, and address potential performance concerns.
  • Collaborate with Learning & Development to promote a culture of learning and help support team members’ personal and professional goals.
  • Collaborate with Marketing to develop and execute end-to-end marketing and branding strategies for new lease-up third-party management opportunities, and enhance and maintain digital marketing strategies for existing and future third-party customers.
  • Leverage resident satisfaction scores to identify ways to continually improve the resident experience.
  • Work closely with Construction to execute large-scale unit and common area renovations.
  • Work with Risk Management to ensure all properties maintain safety reporting and compliance.
  • Lead, mentor, and support the company’s operations leaders by way of example and training and provide career development opportunities in line with their aspirations.
  • Maintain RADCO’s daily, weekly, and monthly meeting cadence to foster a collaborative environment geared towards identifying, escalating, and solving problems.
  • Collaborate and interface with developers in the early stages of planning and remain actively involved as the face of the company through the launch and successful lease-up process.
  • Collaborate with Business Development and play a vital role in business pitches with potential third-party clients.
  • Serve as the main point of contact for owners and owner representatives.
  • Responsible for developing strong relationships and maintaining rapport with all constituents, including team members, customers, business partners, owners, and investors.
EDUCATION, EXPERIENCE, and SKILLS REQUIRED:
  • Undergraduate degree in Business or related field preferred.
  • Minimum of 10 -15 years of multi-site apartment experience required, with a minimum portfolio of 15,000 units or more.
  • Strong understanding of multi-family operations as it relates to the management of individual assets, office operations, talent management, corporate budgeting and planning.
  • Proven leadership experience overseeing a large team of Regional Property Managers and Regional Maintenance Supervsiors.
  • Experience working in a third-party management envionment, including lease-ups and A, B, and C class properties.
  • Excellent written and verbal communication skills providing for effective communication with team members, residents, business partners, owners, and investors.
  • Strong financial acumen is a must, including budgeting and financial reporting.
  • Proficient in MS Office Suite, YARDI®, or similar property management software.
  • Strong understanding of Landlord/Tenant laws and application, familiarity with Leases and Addendums, Fair Housing/ADA regulations and application, OSHA & EPA requirements for property management industry.
