Opportunity
Market Analyst, Real Estate - Signature Stores has the primary responsibility to support the expansion of the brick & mortar KSS chain. This position supports new store strategy development, store business plan development, real estate site selection, funding justification, cross channel communication, and coordination of Kohler owned location maintenance vendors.
Specific Responsibilities
Develop list of BU requirements and gain alignment on goals.
Study and evaluate demographic data and benchmarks, trade area and site variables to develop strategy and tactical plans in coordination with Kohler Co.'s internal GIS analytics tool.
Coordinate with A&ID, Construction Management and Finance to develop and analyze budgets and financial information for new locations, including PI and SVA analysis.
Coordinate with Finance to develop and implement financial models for potential sites and projects.
Develop distributor sell-in decks including demographic analytics, financial models, and site selection recommendations.
Conduct market and demographic research.
Prepare initial site and market analysis including trends, maps, competition reports, and general site information.
Prepare financial analysis with accounting to support lease recommendations.
Coordinate a team of external real estate brokers in applicable markets to execute search and develop LL strategies.
Field, evaluate and track all prospective sites that are presented to Kohler Co. Manage real estate location inquiries, suggestions and requests regarding prospective locations as assigned.
Review and negotiate all terms with prospective landlords (i.e. rental rates, term, cancellation/renewal options, and tenant improvement allowance)
Draft Authorized Corporate Transaction (ACT) project funding requests with exhibits in coordination with Finance and Legal.
Partner with Corporate Legal team to edit lease agreements and necessary legal documents (i.e. LOIs, estoppels, SNDAs, subleases, etc.).
Coordinate with Corporate Real Estate to ensure lease obligations are fulfilled, documentation and BU issues are resolved, leases are recorded, local utility services are set up, and payments are scheduled.
Expand existing partnerships and establish new relationships with proven real estate brokerage firms in select markets.
Prepare real estate review and status reports for executive leadership.
Prioritize work effectively and gain alignment with BU executive management.
Communicate efficiently and regularly with all parties involved in a project, i.e. sponsor, stakeholders, team members, cross channel marketing, etc. Ensure clear and concise alignment on milestones, goals, issues, and status.
Successfully identify risks and formulate possible solutions for pending real estate transactions.
Prepare and maintain reports and documents for executive management, including updates of all active & idle sites, new location status and renewal/expiration/cancelation report.
Seek, establish, build, and maintain relationships with, Brokers, Developers, and Landlords.
Develop and distribute Design Briefs for all new projects.
Assist with development of real estate, design, and project management process.
Set up vendors and maintain vendor relationships and contracts for annual repair/refresh/maintenance needs including repairs and display updates, pest control, utility service and billings, refuse services, etc.
Develop budgets, approve invoices, and track annual maintenance spend.
Develop summaries of relevant lease terms for Store Operations and Design & Construction
Coordinate documentation for receipt of Tenant Improvement Allowance.
Skills/Requirements
Bachelor's Degree.
3+ years of experience supporting retail store expansion, authoring written communication for broad audiences, and project management.
Technologically savvy with experience in Microsoft Office Suite and ability to navigate proprietary and commercial applications.
Ability to work in a dynamic environment, prioritize, analyze, and execute in partnership with several cross functional and external partners to meet timelines, while maintaining key brand standards and executing at high levels.
Detailed orientated, analytical, and able to use several tools including reporting, pictures, visual tools, power point to share insights with internal leadership and external partners.
A self-starter with strong communication skills both written and verbal, with the ability to convey and outline key expectations and actions needed to a broad audience.
Curious and influential in the ability to share ideas and feedback to support new processes and ways to execute that improve performance around brand execution which drives sales.

The salary range for this position is $64,600 - $81,350. The specific salary offered to a candidate may be influenced by a variety of factors including the candidate's experience, their education, and the work location. Available benefits include medical, dental, vision & 401k.
