The REGIONAL CAPITAL & MAINTENANCE COORDINATOR is responsible for communicating, demonstrating, and enforcing the company’s policies and Federal guidelines related to physical maintenance of operations. The REGIONAL CAPITAL & MAINTENANCE COORDINATOR serves as a resource to the National Capital & Maintenance Director, Regional Manager, Property Manager, and all the on-site maintenance personnel.
GENERAL RESPONSIBILITIES
Supervise, coordinate and document specified capital improvement projects, reporting to National Capital Coordinator, and/or Regional Manager the status of the project.
Assist in the selection of qualified contractors and vendors.
Ensure sound and efficient property improvements based on inspections, analysis, experience, and maintenance procedures.
Ensure subcontractors are vetted while using ethical efforts to initiate subcontracts.
Establish scopes of work for Capital Improvement Projects.
Scheduling and oversight of subcontractors.
Assist in the due diligence and takeover of new properties.
Assist in development and implementation of capital budgets, projects, and schedules.
Ensure maintenance shops are organized in accordance with Abbey policy.
Ensure proper standards of make readies are being maintained.
Ensure property curb appeal is being maintained in accordance with Abbey Standards.
Ensure work orders are completed in a timely manner.
Assist in Property Audits as requested.
Evaluate if requested expenditures need to be made.
Constantly develop alternative lower cost solutions to required expenditures.
Review actual capital improvement expenditures as compared to budgets and assist with modifying the expenditures to coincide with budget.
Conduct random property inspections to identify areas of improvement and make recommendations to the National Capital & Maintenance Director and Regional Manager.
