Program Overview:
Real Estate Development and management is critical to Project Renewal's mission. Our existing portfolio consists of 751 units in eight supportive housing developments and 942 shelter beds in seven different buildings. In addition, we currently have four projects in construction that will add over 500 shelter beds and 260 units of affordable housing to our portfolio. Over the next ten years our goal is to open eight new developments both as a sole developer and in partnership with private and other not-for-profit developers.
Position Overview:
We are looking to hire a Real Estate Development Project Manager in our Real Estate Department. The position would be a full-time, permanent position reporting to the Vice President of Real Estate and also working with the Chief Real Estate Officer, Director of Facilities, and Program Directors. Work will be focused on assisting with various tasks for active Real Estate and construction projects. The position is located at Project Renewal's headquarters in the Hudson Square neighborhood of Manhattan. There will be some travel to construction meetings within NYC.
Essential Duties & Responsibilities:
The essential duties of the position include but are not limited to the following activities:
- Coordinate and review due diligence for financing partners including HPD, HDC, HCR, DHS, private banks, and Low-Income Housing Tax Credit syndicators
- Collaborate with third party partners including architects, attorneys, energy, and environmental consultants during pre-development
- Complete acquisitions analysis for new developments including assessment of potential location, programming, and financial feasibility
- Project manage smaller capital projects throughout the portfolio to improve living and working conditions for residents and staff, and/or to implement more energy efficient systems and features
- Participate in design process with architects and engineers on new construction and rehab projects
- Liaise with internal social service program and facilities teams on rehab projects and during building operations
- Assist in compiling funding applications, RFPs, and grant applications in partnership with Project Renewal development team
- Monitor requisitions and compliance of projects under construction
- Assist with due diligence and coordination with Leasing and Finance departments during project's stabilization and conversion
- Support the Real Estate Department with additional tasks, as needed.
Qualifications:
- Bachelor's degree
- Preference for graduates of or current students in a master's program in urban planning, public policy, Real Estate Development, or construction management
- Two years of work experience preferred
- Strong analytical and problem-solving skills
- Excellent written and verbal communication skills
- Ability and willingness to take full ownership of projects
- Proven ability to establish and meet goals and objectives
- Willingness and ability to visit project sites using public and/or own means of transportation throughout NYC as frequently as is needed to ensure successful project completion
- Proficiency in MS Office Suite, particularly Excel
- Commitment to Project Renewal's mission to end the cycle of homelessness
