Job Summary: The Property Manager is responsible for a full range of property management job duties, ensuring that all Van Marcke Trade Supply and Van Marcke’s ACE Hardware stores are in excellent condition and a proper state of repair.
The Property Manager understands and complies with local and other governmental regulations, works with Regional and Store managers to identify and address internal and external property maintenance, and is responsible for budget management and other financial areas of focus.
The Property Manager researches, scouts, identifies and introduces store sites to upper and regional management for consideration, and develops and implements an action plan with Regional and Store Managers to ensure a successful new store opening.

Property Management Administration and Maintenance
- Ensure Van Marcke Trade Supply and Van Marcke’s ACE Hardware stores are always in excellent condition and a proper state of repair.
- Develop list of contact information for Property Managers for each store.
- Forge relationships with property owners (Landlords)
- Review leases to determine:
- Van Marcke’s maintenance and repair responsibilities
- Landlord’s maintenance and repair responsibilities
- Meet with store, regional and operations managers to learn about their maintenance and repair needs.
- Walk each property to identify potential or existing maintenance or repair issues.
- Record deviancies to address discovered needs
- Identify service providers for routine and project work for each location.
- Maintain a contact list:
- Sort alphabetically and by service provided
- Update contact list as needed
- Develop a routine maintenance schedule.
- Arrange for outside personnel to perform maintenance.
- Arrange for other store services such as extermination, floor or carpet cleaning.
- Inspect exterior storefront to ensure quality standards are met.
- Ideally consolidate related resources for stores in the same cities, as able.
Financial Management
- Manage annual budget and schedule of expenses, initiate corrective measures, and prepare reports by collecting, analyzing, and summarizing data.
- Maintain building systems by contracting for repairs and service, and prepare specifications for competitive bids on larger maintenance projects and service agreements.
New Store Project Management
- Collaborate with upper management and regional managers to identify target areas of interest for new store locations.
- Work with realtors to personally scout and identify the best prospective locations to open new stores.
- Create a list of store properties for review:
- Identify strengths, weaknesses and risks for each potential site.
- Learn and consider elements that help make the final decision and increase efficiencies once occupied.
- Schedule site tours with COO, VP of Sales and/or Regional Managers.
- Provide input to COO related to store selection and leasing, as negotiated by COO.
- Develop and implement action plan with Regional and Store Manager to ensure a successful new store opening/day and week.
- Inspect and confirm as “ready”.
- Make final determination on whether store meets Van Marcke standards.
- Conduct store visits and physical inspection of premise to ensure all on track during first month(s) of operation.

Education and Experience
- High School diploma
- 2-4 years of Real Estate experience is required. Two years of property management and/or maintenance experience would be a plus, but not required
- Proficiency with MS Office required, advanced Excel skills strongly preferred
- Ability to manage budgets for multiple projects across three states
- Up to 80% travel required

Physical Requirements and Working Conditions
- Regular computer use throughout the day, ability to sit for lengthy periods of time
- Stand, walk, reach with hands and arms; climb or balance and stoop, kneel, or crouch
- Lift/push/pull/carry various objects of 20 lbs. frequently and 50 lbs. occasionally
- Stand and walk on hard surfaces, and go up and down stairs
- Reach to shoulder level and above, and bend at the hips and knees
- Ability to talk and hear
- The noise level in the work environment is usually moderate

The pay range for this position is $55K-$60K annually.
