About the role:
The Property Manager will be the main point of contact for all existing and prospective residents over a select group of properties. They will manage the daily operations of properties, advertise vacant units, and handle tenant relations. The Community Manager is responsible for providing strategic leadership and overseeing all administrative, financial management, affordable housing compliance, and operations within their assigned portfolio.
What you'll do:
  • Assist in the preparation of the annual operating budget for portfolio; monitors budgets and ensures financial and operational efficiency of the assigned properties
  • Monitor and maximize rental collection activity across the portfolio, including depositing rent checks
  • Collaborate with Construction and Asset Management teams to develop long-term capital improvement plans for each property
  • Meet with potential residents, show them the property, and process their applications, including running credit checks
  • Advertise vacant units to find qualified residents
  • Inspect properties/units and arrange for repairs and new materials as required
  • Establish contracts for maintenance, trash removal, landscaping, security and other ongoing services and managing disputes with these service providers when needed
  • Conduct market rent surveys to set competitive rental rates
  • Maintain records of income, expenses, signed leases, complaints, maintenance, etc.
  • Prepare reports on the financial performance of properties
  • Terminate leases and initiate eviction proceedings when needed
  • Maximize resident retention
  • Implement property-specific marketing plans

What you'll need:
  • Fluency in Spanish is highly preferred
  • 5+ years experience as a Property Manager or in a similar role.
  • Working knowledge of property regulations.
  • Proficiency in Microsoft Office and property management software, Yardi
  • Understanding of marketing and accounting principles.
  • Strong organizational and time management skills.
  • Good customer service skills
  • Strong financial and business acumen
  • Excellent written and oral communication
  • Valid driver's license in good standing
  • Requires the ability to read, speak and understand work instructions and safety notices in English
