Position: Residential Property Manager

The successful candidate will be reliable, self-motivated, and have excellent people skills. You can work cooperatively with a dedicated, highly focused staff, produce high-level work, and build strong relationships with owners and tenants. You are willing to jump into ever-changing technology and be proficient with web and computer-based programs. Experience with AppFolio is a plus!

Who are we? Since 1986, Rollingwood Management Inc. CRMC® has provided Residential Property management services in Austin and surrounding areas. Our team is looking for a new member to help us continue our goal of being Austin's premier Residential Property management company. Our strategy is to provide property management that is both personal and professional to every owner, their investment, and their resident. We are a locally owned family business and a Certified Residential Property Management Company (CRMC), one of only 49 nationwide certified by the National Association of Residential Property Managers. Property management is all we do.

Responsibilities

· Perform commonly accepted Residential Property management tasks.

· Review and approve lease applications.

· Develop and maintain solid resident relations through prompt maintenance, prompt communication, and knowledge of your portfolio.

· Arrange for alterations and proactive maintenance of the property.

· Perform market analysis to set lease rates and renewal rates.

· Work overtime if needed (rarely).

· Perform annual surveys of the properties in your portfolio to be sent to owners.

· Take after-hour maintenance emergency calls if needed (very few)

· Ability to maintain a high activity level, manage competing priorities, and work in a results-focused culture.

· Work independently and take charge of your own results (we don't micromanage)

Requirements:

· Minimum 3-4 years of verifiable experience with direct involvement in Residential Property management (single-family homes)

· Active Texas Real Estate license.

· Personal vehicle with insurance.

· Ability to work within and maintain workflow systems.

· Must have reliable transportation and insurance.

· Complete background check and drug test required

· Must be knowledgeable and adhere to all Federal, State, and Local Fair Housing Laws

· Participate in community events (we believe in giving back)

· Have a sense of humor!

Hazards:

Compensation/Benefits:

· Rate, depending on experience – $65,000 - $68,000 annual

· Health insurance – 80% paid

· Vision insurance – 100% paid

· Dental insurance – 100% paid

· Identity theft insurance – 100% paid

· iPad provided for field work.

· Monthly mileage reimbursement (set by IRS)

· Austin Board of Realtor and MLS dues – 100% paid

· 16 PTO days plus 9 Holidays

· Monthly cell phone stipend (smartphone required)

· Work From Home - two days a week (after training, hardware is provided)

** A relocation package is not offered, and out-of-town candidates will not be considered. Only those who reside in Austin and are familiar with the market will be considered.
