As the Operations Manager, you understand that it all comes down to getting people and process right. You're a change maker - identifying and executing specialized projects across a region of affordable housing properties to improve overall operational performance. You understand the value of collaborative communication and detailed project plans, and are comfortable with competing priorities. Successful Operations Managers inspire teams to move strategy forward - an essential component to regional performance. You'll report directly to the Senior Vice President to collaborate on region-wide priorities. The best part? WHAT YOU'LL BE DOING AS A OPERATIONS MANAGER
- Identify and prioritize special projects to improve the portfolio's operational and compliance performance in collaboration with the Senior Vice President/Regional Vice Presidents.
- Assisting the Regional Managers and Regional Vice President with operations and compliance, such as through reviewing and assessing the community P&L statements to address opportunities and increase the real estate value.
- Create and implement strategies to ensure compliance with Section 8, 236, and LIHTC regulations.
- In collaboration with the Director of Facilities, develop, implement, and assure continued implementation of preventive maintenance programs.
- Support initiatives that build community with employees and residents.
- Partner on property redevelopment and rehabilitation efforts.
- Create an engaging, inclusive, diverse growth and learning culture throughout region.
- Foster strong partnerships with property support teams (e.g. Compliance, HR, L&D) to address concerns and for assistance as needed to advance regional performance and talent.
- Build an "always ready" mindset throughout the region.
- Ensure strong regional safety focus.
- Other job duties and special projects as assigned by manager.

WORK ENVIRONMENT
- This position requires 80% traveling and 20% in office or remote Monday - Friday.
- This position will be based in the Northeast region of the United States, and requires flexibility to travel as business demands require.
COMPENSATION
- $110,000 - $120,000 / salary
- annual bonus tied to performance

Qualifications
WHO WE ARE LOOKING FOR
- 5+ years multi-unit residential leadership experience
- Understanding of Operating Statements and budgets
- Experience with affordable housing, including Project Based Section 8, LIHTC or relevant program is required
- Bachelor's Degree or equivalent experience
- Bilingual in Spanish is a plus!
- Must be willing to travel to properties around assigned geographical region in New Jersey state.
- Reliable transportation and valid driver's license.
