Form of workRosano Property Management (a division of Rosano Capital Partners) is currently seeking a On-Site Manager for our North Hollywood property. This position is very part-time, as the property only needs minor management. This position requires the applicant to have their own source of income. We prefer Commercial Real Estate Agent who wants to move license to our company and practice Real Estate with us as well as property mgmt.

- CA Real Estate license (not required but must be in the process of obtaining)

- Analyze financials, market and industry reports, researching ownership records
- Prepare proposals for clients and prospects - Create Market Value Presentations and Offering Memorandums
- Advise clients on individual strategic investment opportunities
- Negotiate exclusive listings agreements, direct market exclusive listings to qualified buyers and negotiate offers
- Actively participate in due diligence process and management of escrow
- Supervise scheduling of maintenance work.
- Makes a regular daily inspection (walk) of building(s) and grounds.
- Ensure that these areas are kept clean and sanitary at all times.
- Prepares and/or coordinates all vacant apartment make-ready procedures.
- Notifies Property Manager of maintenance problems and recommended solutions.
- Verify any contract maintenance workers tasks are being completed.
- Responds to all resident complaints in an efficient, tactful and professional manner.
- Supervises move-in and move-out procedures.
- Completes move-in and checkout inspection form and provides the same to the Property Manager.
- Assists Property Manager with rental collections and follow-up with delinquent rents.
- Counsel tenants to resolve problems with management, i.e., delinquent rents or to resolve problems with other tenants.
Qualifications:
• Strong analytical, quantitative, problem-solving and communication skills
• College Degree and Agent License
• AppFolio experience a plus
COMPENSATION:
Studio with $600 off base rent of $1750 = $1150 monthly rent + $250 Leasing Commissions. Commercial Real Estate Commissions are negotiable.
