Currently accepting applications for a full time, non-union live-in Building Superintendent for a 83-unit building in Astoria, Queens.
- Seven story elevator building
- One part time porter on staff
- Lobby level, two bedroom apartment included with employment
- One parking space included with employment
- Cell phone provided with employment
Responsibilities:
- Attend to resident issues as necessary
- Management and oversight of building employee
- Clean and maintain the common areas of building – inside and out (including rubbish, snow, leaves etc.)
- Ability to perform minor repairs: plumbing, heating, electrical, plastering, painting, etc.
- Report any issues, complaints, unsafe building conditions, potential threat or violations to management in a timely manner.
- Manage/separate garbage and recyclables.
- Ensure all building procedures are followed and report any issues or violations to the management office.
- Oversee and evaluate work performed by outside vendors/contractors.
- Oversee moves and deliveries.
- Maintain regular communication with management office.
- Maintain accurate records for preventative maintenance - building mechanicals / service requests.
- Must be available for on-call emergencies during after-work hours and on weekends.
Qualifications:
- Must be professional and be friendly to tenants
- Must be proficient in speaking English
- Ability to use a smart phone to send emails and pictures of complaints and/or apartment issues to management. (Smart Phone to be provided by employer.)
- Must be physically capable of lifting heavy items and handling heavy tasks.
Salary: $850 per week.
