Aurora Peak Capital is changing real estate, both for communities and investors, by innovating affordable housing. We are a start-up revolutionizing the industry by making impactful investments and redeveloping affordable housing, hospitality, multifamily, and industrial assets.
Reporting directly to the CEO, and based in Los Angeles, the Managing Director of Acquisitions will play a pivotal role in shaping the commercial success of Aurora Peak Capital. The ideal candidate will enhance market positioning, conduct deep analysis, and identify and execute key business opportunities for Aurora Peak. They will lead the direct real estate investment cycle: sourcing, structuring, underwriting and executing transactions in local, regional and national markets.
Key Responsibilities:
- Identify potential real estate acquisitions through deep analysis, strategic planning, and execution. Ensure that acquisitions are aligned with our investment thesis.
- Local and regional market knowledge is critical
- Have a strong network of owner relationships and brokers
- Own and support underwriting assumptions
- Prep and lead the feasibility studies, market studies and other ad-hoc analysis
- Analyze markets: lease and sale comps, rent comps, broker reports, location, etc.
- Author detailed investment memos to present to IC
- Complete precise valuation of existing assets
- Conduct underwriting and in-depth financial analysis, including cash flow projections and pro forma to determine the feasibility of Acquisitions
- Participate in the due diligence process for acquisitions and provide overall deal support.
- Cultivate and foster relationships through business development efforts, leveraging existing networks
- Negotiate and navigate the complexities of commercial real estate transactions
- Build and lead a high-performing team that fosters a culture of excellence and delivery
Ideal Experience and Characteristics:
- Experience with off-market transactions is required
- Experiences degree in Finance or Business related field (master's preferred)
- 10-15 years' experience in real estate finance including commercial real estate, acquisitions, and investments
- Exceptional modeling and underwriting skills required
- Understanding of multiple asset classes including commercial, multifamily, industrial, and affordable real estate

This position is based in Los Angeles, CA and is required to work in our Century City office 5 days per week.

Pay: $275,000.00 - $300,000.00 per year
