THE IMPACT YOU CAN HAVE:
This position is part of the Program Management team which supports ULTA's Real Estate, Construction, and Real Estate Legal teams. The Lease Support Manager will play a critical role within the department by acting as the main point of contact and lead for numerous strategic projects, including negotiating and coordinating with Landlords and vendors.
YOU'LL ACCOMPLISH THESE GOALS BY:

• Manage and mentor a team of four (4) individuals in a hybrid working environment in the day-to-day performance of Lease Support duties
• Provide timely and accurate interpretation of lease documentation to others within Ulta Beauty
• Pro-actively monitor and document conditions of shopping centers to ensure co-tenancy, exclusives, and prohibited uses are maintained
• Ensure the compliance of Landlords with respect to the delivery of Premises Delivery Conditions
• Oversee and track Tenant Improvement Allowances to ensure that allowances are being collected properly and within lease guidelines.
• Prepare and follow a continual process to ensure the receipt and audit of yearly expense reconciliations.
• Act as work-stream lead on behalf of Real Estate with regard to communication and coordination with Landlords related to special projects (Holiday Storage, Exterior LP Cameras, Security Gates, Curbside Signage)
• Facilitate the execution and approval process for all lease-related documentation for special projects, including acting as point of contact for internal and external parties
• Prepare written notices/correspondence to Landlord
• Support internal business partners with resolution of field related disputes and property needs
Collaborate and work directly with cross functional business partners including: Real Estate, Construction, Operations, Lease Administration, Legal and Loss Prevention to support key business strategies, projects, and reporting requirements

THE ESSENTIALS FOR SUCCESS :

• 5 years of Retail Property Management or Lease Administration experience plus a minimum of 2 years people supervisory experience
• Professional maturity to handle confidential information
• Strong attention to detail and accuracy
• Excellent problem-solving and influencing skills
• Demonstrated ability to meet concurrent deadlines and organize time and conflicting priorities
• Excellent oral and written communication skills, including ability to present to senior leadership
• Strong process improvement and project management skills
• Team player, who has had success participating in cross-functional teams as well as proven ability to build effective relationships with external partners and the real estate community
• Positive energy, enthusiasm, flexibility, confidence, and ability to work in a fast-paced environment are a must.
• This role requires 6 days per month in Bolingbrook, IL Corporate office.
