Job Description
The Maintenance Technician partners with the Property Manager, Senior Maintenance Technician, and/or Maintenance Supervisor in maintaining the physical integrity of the community. This involves ensuring residents, visitors, and staff a safe, secure, and comfortable living environment.
Duties and ResponsibilitiesThe Maintenance Technician will conduct all business in accordance with company policies and procedures, state, and federal laws, e.g., OSHA, ADA, Fair Housing, etc.
Preventive Maintenance/Safety- Must be knowledgeable of pertinent laws and EPA, OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics and Freon.
- Constantly be aware of the condition of apartment property throughout the community and immediately initiates action to correct unsafe conditions, e.g., broken gates leading to the pool, broken steps, open holes, and broken/burned-out exterior lights.
- Schedules and performs routine preventive maintenance on all appropriate equipment.
- Be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts.
- Performs work area clean-up and safety related duties.
- Ensures that all shop and storage areas remain clean, organized, safe, and locked when not used.
- Ensures that any assigned company vehicle is clean, organized, safe, and locked when not in use.
Diagnoses and performs minor and routine maintenance/repair, as directed, involving the following daily:
- Electrical and plumbing (including water lines)
- A/C and heating systems, gas and electric
- Appliances
- Stairs, gates, fences, patios, railings
- Tile, carpet, flooring
- Interior/exterior lights
- Ceiling fans
- Door locks, P.O. boxes and locks, change locks, rekey, and make keys
- Controlled access systems (where applicable)
- Ceiling leaks
- Walls
- Pool areas, tile, Jacuzzi, pool furniture
- Inspects and helps coordinate all needed make-ready repairs and services. Assists make-ready staff as required to meet deadlines.
- Reports all needed major repairs and requisitions for supplies to Property Manager, Senior Maintenance Technician, and/or Maintenance Supervisor prior to any expenditure of funds with an awareness of working within the property budget.
- Removes and transfers heavy appliances and equipment to/from storage areas to/from apartments as circumstances warrant.
- Be knowledgeable of inventory levels of spare parts and supplies; weekly inform Property Manager, Senior Maintenance Technician, and/or Maintenance Supervisor of shortages.
- Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels, power washes and picks up trash and pet waste as circumstances warrant.
- Performs any additional duties assigned by Property Manager, Senior Maintenance Technician, and/or Maintenance Supervisor.
