JOB Title: Maintenance SupervisorReports to: Community Manager
FLSA status: Non-exempt
Purpose of job: To ensure that the property’s exterior and interior are maintained in an attractive manner; that fixtures, appliances, other equipment and community spaces are maintained safely; the maximization of the property’s income-generating ability; and that tenants and their guests enjoy a quality customer service experience and a comfortable and safe place to live.
Essential Job Functions:
MAXIMIZE REVENUE:
-Complete apartment turnovers within three days of vacancy
-Complete work orders within 24 hours
-Obtain bids for property projects
-Scheduling vendors as needed
-Perform regularly scheduled inspections of all common areas, buildings, equipment, fixtures, plumbing and appliances
-Paint interior and exterior surfaces as necessary
-Walk the property grounds daily to ensure safety & cleanliness
-Interact w/residents in a professional, courteous and non-discriminatory manner
-Comply with all Fair Housing and Equal Housing Opportunity requirements
-Attend Fair Housing & maintenance seminars on a regular basis
-Perform other duties as assigned by manager
MINIMIZE EXPENSES:
-Ensure that preventive repairs are done on a regular basis
-Communicate daily with manager re: turns & work order scheduling, staffing, vendors, & supply needs.
-Maintain an inventory of tools, supplies and materials
-Organize maintenance shop and storage areas.
-Immediately respond to maintenance emergency situations
-Ensure that recalled appliances are promptly replaced
-Ensure that building is in accordance with all applicable building codes, ordinances, pool safety, fire codes and emergency evacuation regulations.
-Always comply with OHSA safety regs
OPTIMIZE CURB APPEAL:
-Develop, train, supervise & discipline maintenance staff (with guidance from manager)
-Ensure that property’s exterior is attractive and safe at all times

-Extensive knowledge of appliance repairs, plumbing, pool/spa, electrical and HVAC systems
-Ability to climb stairs, ladders, scaffolds to inspect above ground level units
-Ability to manually operate tools, switches, gears
Qualifications:
- A valid driver’s license, reliable transportation, and automobile insurance
-Must possess own hand tools
Working Conditions:
-90% inspecting property grounds and apartment units, which requires the ability to climb stairs and maneuver narrow walkways.
-Frequent lifting, pushing, carrying or pulling of 20-50 pounds
-Frequent kneeling, crouching, bending and reaching to inspect appliances and fixtures.
-May be required to work weekends and/or to be on-call to respond to emergencies
Job Type: Full-time
Pay: $30.00 per hour
Expected hours: No less than 40 per week
