Job Description
The Southshore Superintendent is the most senior full time position of the Southshore Owners Association (SOA). This position has lead responsibility for ensuring the SOA Common Areas are well maintained and landscaped, the computer and security systems are operational, specific owner needs (outlined further below) are met in a timely manner, and supervises the full time SOA landscaping/maintenance staff and any contracted support authorized by the SOA Board.
DUTIES AND RESPONSIBILITIES:
- Prepare, periodically update, and oversee the implementation of the SOA Commons Area Maintenance and Landscaping Plan.
- The plan is based on activities contained within the Operations and Reserve Funds of the SOA annual budget.
- Ensure the Common Area and facilities are properly landscaped, maintained, repaired, operational, supplied and cleaned though both direct work actions and oversight of other SOA staff members. This includes: o All external Common Area property withing the SOA (landscape, lighting, cameras, benches, etc.),
- Security Systems (gates, cameras, keycards, access codes, etc.),
- Indoor and outdoor tennis/pickle ball facilities and structures),
- The SOA Clubhouse (including kitchen area) and patio area,
- The indoor swimming pool and jacuzzi (including monitoring and
- maintaining proper chemical treatment levels), exercise room and
- associated lockers, bathrooms, and saunas.
REQUIRED AND RECOMMENDED QUALIFICATIONS:
- Ability to communicate clearly (verbally and in writing).
- Ability to oversee and direct employees.
- Understand basic financial operations.
- Employment is subject to a background check.
Recommended qualifications:
- Familiarity with property management and landscaping industry and protocols.
- Prior experience with community management and supervision of personnel.
- Ability to address concerns and resolve issues with staff and owners.
- Experience in overseeing and interfacing with construction contractors and other vendors.
