Description
SUMMARY
Maintenence manager will perform work involving the skills of two or more maintenance or craft occupations to keep machines, mechanical equipment, or the structure of the apartments in repair. Duties may involve insulating; machining; carpentry; repairing electrical or mechanical equipment; installing new equipment; and repairing buildings, floors, or stairs. Managing, scheduling of maintenance department and ordering maintenance supplies. May manage houseperson and general cleaners.
ESSENTIAL FUNCTIONS
  • Maintain and repair carpet, wall covering, furniture, painted surfaces; change burned out light bulbs and other cosmetic repairs in guest rooms, convention area, and/or public areas.
  • Maintain and repair equipment in laundry, guest rooms, convention areas and public areas.
  • Repair irrigation and sprinkler systems.
  • Maintain pool and pool area.
  • Keep adequate parts, material, and supplies on the supply cart.
  • Inform supervisory personnel on job status and project status.
  • Communicate parts and material needs to appropriate supervisory personnel in a timely manner.
  • Attend all mandatory meetings.
  • Report on all unsafe working conditions.
  • Complete other duties as assigned by supervisor to include cross training.
  • Supervisory of the maintenance department is an essential function of this position including training and scheduling.
  • May supervise housepersons.
  • Regular and reliable attendance and punctuality are essential functions of this position.
  • Treating others with respect and behaving in a manner that is positive, productive and encourages teamwork at all times is an essential function of this job.
  • Apply the company handbook and employment and labor laws in a fair and equitable manner.

PHYSICAL DESCRIPTION
  • Constantly standing/walking on stairs, tile, and rubber mats covering tiles, linoleum, concrete, padded carpet, marble, gravel, etc.
  • Constant repetitive motions of stooping (bending at the waist), twisting (knees, waist, and neck), crouching (bending at the knees), and reaching (overhead/extension).
  • Frequent climbing of ladders, steps, stools, etc.
  • Frequently lifting/carrying equipment and supplies weighing average of 5 - 50 lbs.
  • Occasionally lifting/carrying equipment and supplies weighing up to 100 lbs.
  • Frequently pushing/pulling of equipment carts, equipment, and supplies weighing average of 5 - 100 lbs.
  • Occasionally pushing/pulling equipment carts, equipment, or supplies up to 150 lbs.

WORKING CONDITIONS
  • Working with and exposed to fumes, chemicals, vibrations, humidity, cold, heat, dust, liquid chlorine, refrigeration gases, chillers, pump, etc.
  • Constant operation of power tools, electric motors.
  • Compressors, generators, power sweepers, company vehicle.
  • Must adhere to the company's safety standards and procedures. Safety guards, short sleeve shirts, steel toed boots/footwear, safety goggles, ear plugs, gloves, inhalation devise, aprons, using proper lifting techniques.
  • Maintain security of work area and equipment while maintaining the level of safety required and exhibited by the hotel and OSHA requirements.

  • Maintain the physical plant and aesthetic beauty of the hotel property.
  • Follow all safety procedures.
  • Follow all appropriate policies and procedures while constantly striving to improve all standards of operation.

  • Meet or exceeds productivity standards.

MINIMUM QUALIFICATIONS
  • Experience of 2 -5 years preferred in commercial or institutional maintenance environment.
  • Light carpentry and knowledge of paint and wallpaper.
  • HVAC or plumbing or electrical skills.
  • Certification in pool operation preferred.
  • Meet minimum age requirement of jurisdiction.
  • May need a valid driver license with acceptable driving record.
  • Must pass criminal background check.

Qualifications
