JOB SUMMARY
The Maintenance Manager is responsible for overseeing all installation, repair and upkeep of the operations of our organization's facilities. Maintenance managers ensure that their co-workers have the best physical resources available to complete their duties according to the allotted budget. Additionally, a Maintenance Manager will have a solid understanding of plumbing and electrical systems as well as carpentry and other crafts.
MAINTENANCE MANAGER RESPONSIBILITIES:
- Plan and oversee all repair and installation activities
- Maintain maintenance logs and report on daily activities
- Ensure health and safety policies are complied with
- Maintain all furniture/millwork/cabinetry and it’s proper cleaning if needed
- Facilitate contractors for repair of millwork to original state
- Maintain and repair all light fixtures to their original state
- Ensure that all paper and paint are repaired from damages
- Facilitates weekly testing of generators
- Perform daily walkthroughs with cleaning and maintenance team to ensure any issues are addressed
- All hiring duties for building a sustainable cleaning crew (including terminations)
- Regular vigilance of all roofs and roof systems to ensure no leaks, obstructions, pests, etc
- Maintain all equipment such as
- Condensing units
- Food Systems
- HVAC (including filter changes)
- Frequent and clear communication with all contractors
- Ensure all floor drains and storm drains are clear and free of obstructions
- Weekly cleaning of kitchen floor drains
- Systematic cleaning of hood filters and grease traps
- Collaborate with kitchen and bar managers to ensure all dishwashers are properly maintained and operated
- Daily repairs of items as needed
- Keep a sufficiently staffed overnight maintenance team to assist with HVAC resets, unclogging of toilets, and small electrical repairs
- Manage the repair and maintenance of devices that are battery powered, such as:
- Smoke detector
- Heat detector
- Oxygen detector
- Allocate workload and supervise upkeep staff (maintenance team, cleaning crew etc.)
- Manage relationships with contractors and service provider
- Monitor equipment inventory and place orders when necessary
- Monitor electrical and hydraulic systems of facilities to ensure functionality
POSITION REQUIREMENTS:
- 10+ years' experience in maintenance management role
- Strong knowledge of engineering concepts, including electrical, hydraulic and mechanical systems
- Ability to keep track of and report on activity
- Experience in planning maintenance operations
- Excellent communication and interpersonal skills
- Excellent leadership and management skills
- Outstanding organizational and leadership abilities
- Develop and maintain strong relationships with staff members
- Competent in problem solving, team building, planning and decision making
PERSONAL APPEARANCE:
- Must abide by the brand standards.
- Slip resistant black shoes is a must.
- Must be clean-‐shaven at all times.
- All employees must maintain good personal hygiene. Fingernails must be cut and clean. Personal appearance must be suitable for work at all times.
- Maintain personal health and sanitation standards (wash hands when using restroom, etc.)

- Physical Demands:
- Requires mobility, bending, and reaching from floor level to six (6) feet repeatedly
- Lifting and carrying up to 50 pounds.
- Transporting, pushing, pulling, and maneuvering trays and carts weighing up to fifty (50) pounds through crowded areas.
- Working at a height of four feet.
ENVIRONMENTAL CONDITIONS:
- Use of chemicals and electrical equipment.
- Ability to tolerate varying conditions of noise level, temperature, illumination and air quality.
SENSORY DEMANDS:
- Normal sense of smell, touch, and sound.
- Normal vision range. Eye/hand coordination and manual dexterity. Ability to distinguish letters, symbols, or colors.
MENTAL DEMANDS:
- The incumbent must also deal with a wide variety of people on various issues.
- Knowledge is required to perform basic math, including calculations using fractions, percentages, and/or ratios.
