Job Summary:

This is skilled supervisory work in the care and maintenance of the buildings, facilities, and recreational areas of the Historic Virginia Key Beach Park, which requires public contact and responsible administrative work. An employee in this position organizes, supervises and/or monitors the activities of assigned Trust workers and contractual personnel. Other responsibilities include inventory control of supplies and equipment, coordination and preparation of a variety of service contracts, special events, and work orders; record keeping and resolving operational problems. An employee in this position is required to participate in and/or direct the work of a variety of tradesmen, responsible for assigning work, directly supervising assigned workers, creating schedules and overseeing daily maintenance of buildings and infrastructures. This role reports to the Executive Director of the Trust and is responsible for advising them of the status of projects and personnel, evaluating workers performance, advising administrators of personnel problems, corrective actions, and maintaining buildings and facilities in good status complying with environmental, health, and safety policies.

Essential Functions:

Plans, performs and supervises the work of assigned Trust workers, skilled trade personnel, helpers, laborers, and others engaged in, but not limited to, electrical, carpentry, plumbing, painting, air-conditioning, masonry, irrigation, and outdoor park furniture and equipment installation.

Performs basic electric, carpentry, air-conditioning, and locksmith duties not requiring a license.

Reviews work orders and determines whether work will be handled by staff or needs to be contracted out.

Supervises and participates in the maintenance of all mechanical, plumbing, and electrical systems.

Recommends building repairs and improvements; monitors costs of facility improvements projects and maintenance programs.

Prepares and maintains equipment and supply usage reports; inspects materials on delivery. Maintains inventory control of supplies and equipment.

Inspects buildings, facilities, and grounds to identify issues requiring maintenance work. Inspects recreational and playground areas for maintenance and safety issues; recommends changes to design, surface material, and equipment installation to ensure user safety and minimize Trust risk and liability.

Monitors service contracts, contractor performance.

Prepares and monitors parks operational budget and expenditures. Develops a spending plan based on allocated funding for specific department or city-wide repair and/or replacement expenditures.

Confers with administrative superior regarding equipment installation, plant/building modifications and related matters; investigates and responds to maintenance and facility complaints.

Establishes priorities and develops work schedules for the timely completion of all work assigned to the division.

Establishes standard operating procedures for park Facility Maintenance, as well as a preventative maintenance plan.

Insures that governmental regulations and environmental, health and security standards are maintained.

Depending upon the area of assignment, may supervise other operations areas/staff, such as irrigation, heavy fleet, etc.

Develops departmental plans, sets goals and deadlines.

Responds to emergency calls; participates in disaster preparedness and recovery planning and execution. May be required to perform these functions outside of regularly scheduled shift hours, including nights, weekends and holidays.

Develops effective working relationships with city staff.

Performs other related tasks as required.

Desirable Knowledge, Abilities and Skills :

Thorough knowledge of building and equipment maintenance, and custodial operations.

Thorough knowledge of safety principles applicable to recreational park equipment, their installation, and use.

Thorough knowledge of the tools, equipment and materials.

Thorough knowledge of occupational hazards and appropriate safety precautions applicable to maintenance work.

Ability to plan, organize and supervise the activities of a large staff of skilled and unskilled workers engaged in building and other property repair and maintenance.

Ability to establish and maintain effective working relationships with the general public, co-workers, and members of diverse cultural and linguistic backgrounds, regardless of race, color, ethnicity, religion, age, gender, disability, sexual orientation, marital status, or political affiliation.

Ability to work from written and oral instructions.

Ability to accurately estimate time and materials for maintenance and repair work.

Ability to prepare and maintain reports and records.

Ability to plan and execute preventive maintenance programs for tools and other items.

Ability to plan, organize and supervise the tasks of maintenance and custodial employees.

Coordination, dexterity and good physical condition.

Ability to inspect tools and facilities, diagnose, determine maintenance and repair requirements.

Tools and Equipment:

Equipment used in the maintenance and repair of facilities such as two-way portable radio, electrical power and hand tools, ladder, sanders and sprayers, drills, hammers and or other tools/equipment not listed; and general office equipment such as copy machines, telephone and computer.

Working Environment:

While performing the duties of this job, the employee occasionally works near moving mechanical parts or in outside weather conditions. The employee is occasionally exposed to wet and/or humid conditions. The employee maybe required to work evenings, nights, and weekends, as needed.

Job Qualifications:

  • Preferred Bachelors Degree OR a minimum of 60 college credits and considerable (2 – 4 years) experience in building construction, maintenance and repair work including some (6 months – 2 years) supervisory experience OR an equivalent combination of education and experience beyond a high school diploma.
  • A valid Certified Playground Safety Inspector license from the National Recreation and Park Association is preferred at time of application.
  • Advanced proficiency in Microsoft programs (Excel, Word, and Outlook)
  • English and Spanish required.

$56,490 - $60,320
