Position: Maintenance Supervisor
Community: Green Mountain Townhouse Corporation #1
Reports to: Community Manager

REQUIREMENTS: Valid Driver’s License, ATV Experience and Covid-19 Vaccination
RESPONSIBILITIES AND DUTIES: Maintains facilities at the direction of the Community Manager, including but not limited to all mechanical systems, equipment and property. Basic knowledge in carpentry, mechanical, plumbing and electrical required. Required to have a working understanding of all Community equipment and property. This position requires substantial work outdoors, during all types of weather.
- Complete maintenance requests
- Inspect all Community facilities and equipment on a daily basis for operations and potentially hazardous conditions; complete daily check list and document activity.
- Inspect and maintain clubhouse, pool, landscaping beds, dumpster areas, and other recreational areas.
- Grounds/Trash Removal – poop stations, garbage cans, tree limbs, weeds, trash on grass and in alleys/carports.
- Develop and execute maintenance programs for community common area elements and facilities.
- Obtain work orders for all scheduled maintenance items.
- Assist vendors or sub-contractors that may be called to the Community.
- Maintain inventory of all supplies needed for the Community as approved by the Community budget.
- Provide snow removal services to include applying ice melt, light shoveling, driving a plow truck and driving an ATV with plow.
- Accountable for individual performance, equipment, supplies, product quality, personal safety and the safety of others.
- Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees.
REQUIREMENTS:
- Capable of working extended hours, including holidays and weekends as necessary, especially during winter months for snow removal (this position is eligible for overtime).
- Position involves standing and movement thought the day. Must be able to transport oneself around the property.
- Ability to lift up to 100 pounds utilizing safe work methods.
- Ability to interact with all types of individuals, be detail-oriented with good reasoning skills.
- Ability to work on more than one assignment at a time with frequent interruptions, changes or delays. The ideal candidate will remain focused and work effectively, efficiently and cheerfully in a variable environment.
