BASIC FUNCTION
The primary purpose of your job position is to coordinate day-to-day operations of the Maintenance Department, up to and including the hands on completion of needed repair work, in accordance with current federal, state and local standards, guidelines and regulations governing our facility, as it may be directed by the facility administrator and to assure that our facility is maintained in a safe and comfortable manner.

ESSENTIAL JOB FUNCTIONS
The employee must be able to perform each essential job function effectively to be successful in this position.
- Possess the ability to make independent decisions, follow instructions, and to accept constructive criticism.
- Participates in daily or weekly management team meetings to discuss resident status, resident complaints or concerns at it relates to repairs, voice safety concerns and plan of corrections for any safety issues (safety committee meeting conducted monthly to specifically address safety issues).
- Maintain all logs, drills and checks pertaining to safety, mechanics and repairs of what is expected by federal and state agencies.
- Must be knowledgeable of maintenance practices and procedures in nursing facilities.
- Be able to deal tactfully with staff, residents, families and visitors, government agencies and the general public.
- Must have the ability to plan, organize, develop, implement, and interpret the programs, goals, policies and procedures of the maintenance department.
- Maintain the care and use of supplies, equipment etc. and maintain the appearance of work areas, must perform regular inspections of resident rooms and units for order, safety and proper performance of equipment.
- Must have patience, tact, a cheerful disposition and enthusiasm as well as be willing to handle residents based on whatever maturity level, they are currently functioning.
- Must have the ability to seek out new methods and principles and be willing to incorporate the into existing maintenance practices.
- Must be able to relate information concerning a resident’s condition.
- Must not pose a direct threat to the health or safety of other individuals in the workplace in the workplace
- Helps the Administrator prepare staff for inspection surveys, instructing staff on matters of conduct and disclosure being interviewed by the inspectors
- Participates in the preparation of the Plan of Correction response to an inspection survey
- Promotes customer service and hospitality
- Assures staff is trained in fire and disaster and other emergency procedures and evaluates performance during drills
- Promotes compliance with accident prevention procedures, safety rules, and safe work practices to prevent employee injury and illness
- Monitors facility incidents and complaints daily to identify those defined as unusual occurrences by State policy and promptly reports such occurrences to Administrator for appropriate action.
