Maintenance Director

Horton Plaza is an active living retirement community that is currently hiring for a steady, non-seasonal full-time Plant Engineer with an average of 40+ hours per week. Days are Monday - Friday from 8:00 am - 4:30 pm and on-call as needed. This is a salaried exempt position. The Plant Engineer manages around 5 people.

The Plant Engineer job duties include but are not limited to:

· All aspects of managing employees including the interview and onboarding process

· Workplace motivation, employee development, staff supervision, instruction and evaluation

· Conducting monthly staff meetings

· Overall management of the maintenance department

· Creating work schedules and tallying time records and time off requests

· Managing maintenance labor hours and budgets

· Adhere to all fire, safety and OSHA regulations and be part of the safety program

· Supervise and maintain overall appearance of building exteriors, interiors and facility grounds

· Handle building and equipment repairs and work orders

· Prepare vacated apartments for re-rental such as patching, drywall repair, painting, light plumbing, light electrical, carpet cleanings, light fixtures, appliances and plumbing, emergency communication systems, carpentry and upgrades.

· Maintain facility preventive maintenance program

· Maintain all common areas including commercial kitchen such as painting, carpet cleaning, furniture, light bulbs, appliances and fixtures

· Implement annual inspections of residents apartments, backflow devices, sprinkler systems, ANSUL system, and fire marshal inspections

Must be able to lift 50+ pounds, walk for the duration of the day, lift overhead, bend, and be comfortable working on ladders.

Strong applicants must enjoy working around seniors and is able to work individually as well as within a team.
