One of the most important positions in any apartment community is that of the Leasing Consultant. The Leasing Consultant is usually the first contact to anyone who walks through the door.
Responsibilities:
Inspect the common areas and model apartments before 10:00 AM each day.
Monitor the unit availability in order to ensure the leasing of all current and future vacancies.
Secure lease renewals by using the tools provided and the renewal techniques you will be taught. All prospective renewals will be contacted 60 to 90 days prior to lease expiration.
Maintain at least a 33% closing ratio.
Prepare accurate lease files, including but not limited to:
· Resident Processing (including a credit and criminal report, previous rental history, and an employment verification)
· Lease Contract and Security Addendum
· Security Deposit Agreement (if appropriate)
· Application for residency
· Move in condition form
· Pet lease
All other lease addenda required by the property
Lease renewal program
Collection of security deposits and moneys as due
Qualify each prospect in accordance with company standards. To be effective, a Leasing Consultant must have exceptional communication skills and be aware of all details of the lease, the amenities on the property, each floor plan and rental rate. He/she must also know the strengths and weaknesses of the competing properties.
Assist in inspecting all pre-leased apartments, prior to the residents’ scheduled move-in date to ensure an acceptable condition. This must be done before each move-in.
Assist in preparing accurate Weekly Activity and Traffic Reports.
Reporting to the Community Director all extraordinary situations and occurrences that could affect the property (either positively or negatively) from a leasing or resident retention standpoint.
Use the standard guest card format to follow up with each prospect who contacts the property by sending a “Thank you” email and subsequent telephone call. This must be done in an orderly fashion and must continue until the resident leases or request no further follow up.
When representing DTI Investments, always act in a courteous, respectful, and professional manner.
Complete any other jobs assigned by the Community Director and/or Assistant Community Director.
