Facilities Manager-Carlstadt (Onsite)
Sun Chemical is seeking a Facilities Manager to manage all maintenance of building services and support the day-to-day implementation of policies, procedures, programs, and workplace services that provide a well-managed and well-maintained facility. This role will provide supervision of outside contractors and building support services, as well as maintain compliance with safety, health, regulatory, and environmental practices/permits required for the facility.
Key Responsibilities:
-Maintenance and operation of utilities including boiler, HVAC, compressors, water treatment, vacuum, electrical gear, the building automation system, and other support systems that may be required.
-Primary liaison with outside contractors during work-site construction. Ensure that safety awareness training is provided to outside contractors working on site.
-Comply with all safety and health programs and regulations and manage site security.
-Manage Carlstadt Tenant relationships and lease agreements for six (6) tenants. Manage daily maintenance activities to support the tenants as necessary.
-Manage external lease agreements for R&D Lab leases.
-Conduct walk-throughs of the Carlstadt site, internally and externally, to proactively identify and resolve any building issues.
-Create and administer facility maintenance contracts, changing proactively as needed.
-Maintain a preventive maintenance and work order program.
-Coordinate lab equipment purchases and installations including engineering and safety compliance reviews. Provide purchasing services for common lab, office, and janitorial supplies.
-Coordinate setup and provide ongoing maintenance of equipment and general office furniture/setup, as needed.
-Identify and implement efficiency and cost saving projects to achieve corporate environmental goals and streamlined operations.
-Manage Facility Operating Expenses to Plan.
Key Requirements:
Bachelor’s degree in engineering discipline (or equivalent work experience accepted) with 5+ years of plant/facilities experience and two (2) or more years of supervising experience.
A working knowledge of the IBC, IFC, IMC,NFPA, NJAC, ASHRAE.
Plant maintenance experience including boilers, chillers, RO water systems, electrical equipment, compressor, HVAC, waste water treatment and processing equipment.
Strong experience with facility trades including carpentry, electric, plumbing and millwright.
Experience with material handling equipment, office renovations, and general building maintenance (roofing, floors, overhead doors, etc.)
Strong safety orientation and demonstrates high regard for safety culture.
Proficient in basic Microsoft Office applications including Word, Excel, and other database programs that are used to organize data.
