SHI seeks an experienced and highly motivated manager to take over the management of the New Jersey and Pennsylvania facilities team. The position will manage a team of 22 employees and the building and security operations of six buildings: 290 Davidson, 288 Davidson, 300 Davidson, 10 Knox Drive, 400 Ridge Road, and 1605 Valley Center Parkway. The manager will also be the primary contact for SHI's tenant at 300 Davidson.

Include but not limited to:
- Develop and implement a facility management program including preventative maintenance and lifecycle requirements
- Conduct and document regular facilities inspections
- Ensure compliance with health and safety standards and industry codes
- Allocate and manage facility space for maximum efficiency
- Coordinate intraoffice moves
- Supervise maintenance and repair of Facilities and equipment
- Oversee facility refurbishment and renovations
- Plan and manage facility central services such as reception, security, cleaning, catering, waste disposal and parking
- Assist in monitoring sustainability metrics for SHI green initiatives/customer questionnaires and enlist power consultant to establish SHI’s global carbon footprint along with reviewing/implementing energy efficiencies
- Work with energy consultants to secure long-term energy pricing agreements
- Implement best practice processes to increase efficiency
- Obtain quotes and tenders from vendors and suppliers
- Calculate and compare costs for goods and services to maximize cost-effectiveness
- Negotiate contracts to optimize delivery and cost saving
- Coordinate and monitor activities of contract suppliers
- Manage contractor and vendor relationships
- Manage and review service contracts to ensure facility management needs are being met
- Ensure delivery schedules, quantity and quality criteria are met
- Check completed work by contractors and vendors
- Verify payment and invoicing match contract pricing
- Plan and monitor appropriate facility management staffing levels
- Ensure efficient utilization of facility maintenance staff
- Performance manage, develop and train staff
- Prepare and track facility budget
- Monitor expenses and payments; ensure payments are within contract specifications
- Generate and present regular reports and reviews of facility-related budgets, finances, contracts, expenditures and purchases
- Develop and implement cost reduction initiatives
- Advise on and monitor energy efficiency / Manage Solar System
- Oversee environmental health and safety
- Assure security of the facility - CCTV, Access Control, Intrusion Alarms
- Respond to facility and equipment alarms and system failures 24x7x365
- Provide prompt response to requests and issues from facility occupants
- Datacenter Facilities Support
- Provide tenant support for SHI tenants at 300 Davidson including building issues and lease administration.
- BMS System Management
- Cafeteria Management
- Fitness Center Management
- Manage SHI Facilities fleet, maintenance, insurance & DOT paperwork.
- Lease management for SHI tenants to include monthly, quarterly and yearly invoicing.
- 10 Years’ Experience in Facilities Operations
- Bachelor’s degree in Facilities Management, Facilities Engineering or related qualification such as project management, business management or construction management would be preferred but not required.
- Working knowledge of principles and practices of project management
- Working knowledge of principles and practices of business administration
- Working knowledge of financial principles and practices
- Working knowledge of human resource management principles and practices
- Working knowledge of electrical and mechanical systems
- Working knowledge of procurement and contracts
- Sound knowledge of health, safety and environmental regulations
- Experience in construction, maintenance and all facets of facility operation
- Supervisory experience
- Working knowledge of physical security systems (cameras & intrusion)

Preferred Certifications:

- Position requires occasional travel to other SHI locations (25%)
- Extended hours are required to complete some special projects
- Position requires the ability to move or lift up to 50 lbs
- The estimated annual pay range for this position is $80,000 - $110,000. The compensation for this position is dependent on job-related knowledge, skills, experience, and market location and, therefore, will vary from individual to individual. Benefits may include, but are not limited to, medical, vision, dental, 401K, and flexible spending.
