Creates and Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment in correlation to related Safety Standards.
· Manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties.
· Facilitate and Manage Hospital’s Preventative Maintenance Program.
· Determine the degree of compliance with applicable standards, specifically NFPA 101 Life Safety Code
· Tracks work orders for quality, adherence to service standards, and budgeted guidelines.
· Monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability.
· Directs training of supervisors, and employees in best practices for maintenance work, service and safety standards, and local laws and regulations.
· Oversees vendors/contractors/supervisors of engaged in construction projects which includes but is not limited to obtaining multiple vendor quotes.
· Provides input to strategic decisions that affect the functional area of responsibility.
· Gives input into developing the budget.
· Capable of resolving escalated issues arising from operations and requiring coordination with other departments.
· Monitors flow and quality of work to assure timely completion of workload and adherence to facility standards and regulations using computerized programs for preventive and corrective maintenance, construction projects, financial management, and energy controls.
· Assist and perform daily walkthroughs of the facility to ensure all systems are functioning (HVAC/Heat/Electrical/Plumbing).
· Assist with all aspects of building projects.
· Assist and coordinate with contractors for building systems maintenance.
· Coordinate and execute daily preventative maintenance and service requests.
· Coordinate general custodial tasks as needed to ensure an organized and neat building appearance.
· Coordinate and assist with all building safety requirements.
· Implement and facilitate an effective safety committee.
· Facilitate Water Management Program
· Perform necessary follow-ups to ensure completion of all maintenance and service requests.
· Facilitate and Maintain Records of Compliance with applicable regulatory requirements and/or standards.
· Payroll management of facility contracted employees.
· Coordinate Capital Expenditures as it relates to facilities.
· Other Duties as assigned.
Qualifications:
· Bachelor’s degree in a relevant discipline or equivalent combination of education and/or experience
· Knowledge of Accrediting body Environment of Care Standard including the Life Safety Code (NFPA101), the Health Care Facilities Code (NFPA 99), and other relevant NFPA standards and direct involvement with a minimum of two Accreditation surveys
· Specialized knowledge of building systems, utility systems, and fire protection systems (smoke detection and sprinklers)
· Must be able to lift 25 lbs., climb stairs and ladders.
· Standing for long periods of time, walking lengthy distances, lifting, climbing, stooping, pulling, and pushing to adequately inspect and observe all medical facilities, equipment, and procedures, such as emergency exit procedures, remote storage facilities, any areas where cleanliness may affect the possibility of infection, medical equipment, etc.
· General knowledge of HVAC, plumbing, and electrical systems
· General knowledge of heating and cooling technology
· Proficiency with Microsoft Office applications
· Strong organizational skills - ability to manage multiple projects/assignments simultaneously.
· Customer service skills with the ability to interact professionally and effectively with employees/customers.
· Time management skills with the ability to prioritize and schedule tasks for the most efficient use of time.
· Strong Interpersonal skills with the ability to work both independently and as part of a team.
· Valid driver’s license and good driving record
· Ability to comprehend and interpret Blueprints for Hospital and/or sprinkler systems.
· Ability to work in a fast-paced environment.
· Ability to work a flexible schedule.

Pay: $100,000.00 - $110,000.00 per year
