Overview
The Director, Facilities is responsible to oversee facilities operations, managing facilities budgets, directing routine maintenance, responding to emergencies, managing risk, managing contractors, overseeing security, and conducting site inspections. They will also be responsible to develop and lead all design, construction and project management activities in the planning and execution of capital construction projects and associated GMP facilities. One will be a critical business partner across all functions to ensure functions receive adequate support in strategic decision-making regarding design and maintenance of facilities and operations. The Director, Facilities will support the definition and development of long-range site master planning and oversee and direct space planning, operations, budgeting and management of internal departmental staff. Manage external vendors and contractors such as real estate brokers, contractors, vendors and service providers. Collaborate with technical teams including GMP Facilities organization to accomplish corporate goals and objectives. Duties for the director of facilities will include directing facilities functions, implementing policies and safety procedures, engaging with vendors and contractors, minimizing hazards, preparing facilities budgets, and monitoring expenditure, designing and planning workstations, coordinating remodeling and refurbishment initiatives, testing equipment, forecasting space needs, ensuring compliance with zoning laws, coordinating relocations, and negotiating lease agreements.
Interface with senior leadership to develop long term strategic planning consistent with operational strategies as it relates to lease negotiations, renewals and extensions, termination options, and construction of facilities. Develop and recommend site selections with estimated costs for either build to suit, leased or purchased property.
The ideal candidate for this role should possess good communication skills, excellent organizational skills, broad knowledge of business functions, and project management experience. The outstanding director of facilities must understand the technical aspects of the property, support day to day business operations, ensure efficient operation of facilities, mitigate risk, and ensure that facilities meet the needs of the organization.
Essential Functions and Responsibilities
- Building Management and Infrastructure.
- Provide strategic direction, leadership, and support in facility and infrastructure planning, engineering, and construction to support the corporate mission and strategic plans.
- Lead capital design and construction projects for non-GMP areas. Collaborate with Tech Ops Facilities team on scientific facilities.
- Establish and maintain appropriate resources with external engineering, architecture, and construction management firms and negotiate and establish service contracts to execute projects as required.
- Ensure turnover packages/commissioning documents are complete as required to support the Validation activities for all building utilities and equipment installations performed by Tech Ops Facilities/Validation team.
- Build and maintain Capital Project and Asset policies, programs, and procedures in conjunction with Finance to meet corporate initiatives and strategy. Provide coordination between Finance’s asset management accounting and Facilities’ maintenance management systems.
- Support implementation of consistent infrastructure, processes, and operations for clinical and commercial production at multiple sites.
- Lead capital equipment and systems specifications, procurement and implementation as required.
- Support technical assessment and troubleshooting of equipment and process improvement projects within Research & Development and Technical Operations as/where needed. Coordinating routine maintenance and repairs.

- Perform miscellaneous duties as assigned.
- Ability to travel to Tampa, FL and San Carlos, CA as needed.
Required Education, Skills, and Knowledge
- Degree in facilities management, engineering, or property management.
- Minimum 12-15 years facilities management/operations experience with increased managerial/leadership responsibility and customer interactions in Pharma/biotech/CMO industry.
- Experience in capital project execution and management, up to and including large, complex projects valued at $50M - $100M.
- Experience developing and managing capital project and facility operations budgets and reporting.
- Must have strong analytical, communication, presentation, and interpersonal skills.
- Exceptional attention to detail and follow-through.
- Effective technical presentation skills.
- Excellent verbal and written skills in communicating regulatory and technical information.
Preferred Education, Skills, and Knowledge
- Experience leading manufacturing multi-site operations preferred.

Physical Demands and Activities Required
- Must be able to move to and from the office to the lab located on separate floors and move about the office and lab as needed.
- Must be able to remain in a stationary position standing or sitting for prolonged periods of time.
- Must be able to grasp with both hands, perform repetitious actions such as pinch with thumb and forefinger, turn with hand/ arm, and reach above shoulder height.
- Must be able to use several types of laboratory equipment and pipettes for extended periods.
- Must be able to work on a tablet or computer typing for 50% of a typical working day.
- Must be able to move and lift 20 pounds multiple times daily.
- Must be able to use near vision to view samples at close range.
- Wear proper personal protective equipment when in a laboratory setting, i.e., safety glasses, lab coats, and closed-toed shoes.

Work Environment
This position will work in both an office and a laboratory setting. When in the lab, there may be a risk of exposure to hazardous or biological waste within the environment through receipt, transport, storage, preparation, dispensing, administration, cleaning, and/or disposal of contaminated areas and waste.
