Position Summary:

The primary responsibility of the Facilities Maintenance - Manager of Construction is to provide professional experience and oversight on designated projects for ADP properties as assigned, instilling quality long-term results, and urgency to all team members.

The responsibilities of the position include, but are not limited to:

• Providing leadership in planning, design and construction stages with professional parties
• Overseeing and direct construction/renovation projects from concept to completion
• Developing & Managing Relationships with local municipalities and code officials, AHJ, etc.
• Reviewing project scope, specifications and schedules to meet deadlines
• Reviewing, preparing project permitting requirements as required
• Preparing budget estimates and routine updates/change orders
• Developing and Maintaining working relationships with customer, architects, project managers, superintendents, etc.
• Supporting local/regional FM Team with GC and vendor development to support local needs/projects
• Assisting/coaching FM Team on techniques for contractor solicitation, qualifications, budgeting and compliance
• Reviewing requests from field, interact with Operations and other departments as required to validate
• Property/facility visual inspections, collaborate and communicate with local staff, managers, and stakeholders
• Developing internal reporting of observations, discrepancies, finding of facts, problems and potential solutions
• Selecting and overseeing Contractor and/or sub-contractor, vendor solicitation, qualifications

To be qualified for this position, you must possess the following:

• Advance knowledge of construction management processes, means and methodology
• Ensure safety standards of all work areas of projects, new construction/renovation or projects
• Ability to read, edit, and interpret blueprints, CAD files, etc.
• Development of project scope and specification documents, contracts, plans, specifications and regulations
• Calm under pressure, this individual must value problem solving, team work, and enthusiasm, while displaying honesty and integrity consistently. Must be able to manage conflict while demonstrating a positive atmosphere
• Strong attention to detail required, along with ability to manage multiple projects with quality results
• Skills of benefit will include commercial roofing, mechanical, plumbing, carpentry, electrical, site work
• Willing/able to travel to all ADP properties, as required
• A Successful candidate must have sufficient verbal skills to be able to converse with customers, vendors, contractors and trade professionals in an intelligent, professional and clear manner. Strong people skills/professional etiquette required, along with the ability to communicate and act with a sense of urgency, accuracy, quality long-term results.
• Bilingual abilities are beneficial

Position Education and/or Experience Requirement:

• Degree in Construction Management, Architecture, Construction Science or Civil Engineering required
• 5 years +/- construction, construction management, or superintendent experience required

Physical Demands:

• Must be able to lift 50+ lbs.
• Must be able to walk long distances, over diverse terrain, for long periods
• Must be able to climb ladders, work at height, or roofs as required
• Sitting at desk for long periods of time.
• Viewing PC monitor and using keyboard for long periods of time.
• Using telephone
