Philadelphia area/Project-based travel.

Full-Time Salaried
SCHEDULE
Monday - Friday 8:00 am - 5:00 pm.
* The exact schedule may vary based on project phase-specific needs. Weekends may be required.
GENERAL JOB DESCRIPTION:
Senior management level position is responsible for developing, overseeing, assigning, and managing project teams on multiple medium to high-risk construction projects from project initiation/ predevelopment, through occupancy and closeout. Includes being the initial project lead responsible for establishing and starting up the project delivery strategy, developing and guiding the project budget, developing the project schedule, design coordination, procurement, execution, and project delivery. Candidate must also be capable of collaboratively working with and onboarding all required internal and external resources, developing RFPs for soliciting architectural, engineering, and technical consultants, estimating consultants, general contractor solicitation, and any other required vendor to staff and execute the project. Reports to AOA project management executives
RESPONSIBILITIES:
• Set strategic direction for the project.
• Works with the Pre-construction/ design team and Owner to create initial project budget, schedule, and program requirements.
• Works with PM/ APM/ Project coordinator to bid, solicit, and negotiate contracts on behalf of the owner.
• Establishes project controls including project reporting templates, budget templates, Executive reports, and schedules.
• Reviews and generates contracting strategy for the project working with owners' legal team to include generating scopes of work, estimates, schedules, budgets, Exhibits, and terms and conditions.
• Ability to generate requests for Proposals (RFP), for Architecture, and engineering consultants, manage the bidding and award process with bid analysis, recommendations for award, and negotiation of contracts and letters of intent.
• Develop a project-specific program book with the PM/ APM/ Project coordinator.
• Oversees management of project commitments established by Owners pro forma and owners project requirements.
• Reviews and works with the project team to prepare and issue monthly project status reports to Project executives and Ownership with accountability.
• Manages relationships with owner/operator/ consultants and is the executive-level representative for AOA on the project.
• Responsible for management of direct reports including performance reviews and training and mentoring.
• Familiarity with Construction and Development processes including Legal and Land use agreements, and various project funding scenarios including coordinating requests for capital authorization, cash flow analysis, and projections.
• Ensures adherence to AOA policies and procedures.
• Oversees interface with key project partners (Engineering Services, Facilities Management, Operations)
• Adherence to all AOA human resource policies and company handbooks
QUALIFICATIONS
• Minimum 15+ years of experience in construction project management and/ or concurrent field-related construction experience.
• Four-year degree in construction management, engineering, architecture, or related technical/ business field.
• Proficient in Microsoft Office suite including Microsoft Project, Excel, document management systems, and Document editing with Blue Beam or Acrobat Professional.
• Experience using software such as (P-6, Net point, MS Project, Excel, Word, and CADD viewing tools)
• Experience and proficiency in the contract drafting and administration process including request for proposal (RFP) drafting, contract drafting, and negotiations, generating scopes of work, solicitation and buyout of General Contractors, Architectural firms, specialty vendors, and subcontractors including an understanding of professional fees and invoicing and pay applications.
• Experience working with multiple project delivery methods such as design-build, Cost Plus, Lump sum, design-bid-build, etc.
• Experience with and proven understanding of project development, construction, scheduling, estimating, budgeting, and quality controls.
• Proven experience managing location-based themed entertainment projects.
• Proven experience managing hotel Development Projects, specifically hotel renovation projects.
• Proven experience managing the project development process and documentation (shop drawings, document control, punch lists)
• Strong Mechanical, Electrical, Plumbing (MEP), show, and low voltage systems understanding as well as integration steps and plan reading skills.
• Ability to understand the needs of the client and to manage relationships between the owner/operator.
• Ability to communicate comfortably and effectively, both verbally in presentation and conversation, and written in correspondence to the project team, vendors, consultants, and AOA partners.
• Ability to give direction, adapt to change, establish relationships, and work in a team environment.
• Willingness to travel as required depending on project needs.
